Our estimator, Trevor, got a call to inspect a foundation problem, and came back with these images, as well as measurements and assessment of the entire situation of the home.  Moisture has been getting under this house, and has done a lot of damage.   The recommended repair will include diverting water away from the home, removing and replacing damaged foundation and mud sill, and of course, making sure the home is level.

The scope of work is for a house addition foundation including some site walls and for a new guest house/garage foundation. The estimate includes demo of concrete, excavation and off haul, drilling, installing concrete piers, installing concrete grade beam, slabs and CMU walls. The price includes all labor and material to complete the work as per the itemized scope of work below. Prices broken out are for illustration purposes only and not self supporting.

In addition it recommends replacement of existing wood retaining wall below work site. Landscape plans call for wall to be “renovated”. The wall has a number of rotted timbers. Will be performing excavation, drilling and installing new concrete above this wall and as such it is not responsible or liable if wall fails during construction.

• Install thirty eight (38) steel cages and place concrete in holes per plans and specifications S1.1M and S0.4M .
• Off haul pier spoils from site.

Concrete Grade Beams
• Excavate for new concrete grade beams per plans and specifications S1.1M, S0.4M and S0.5M.
• Off haul spoils from site
• Dowel and epoxy into existing footing with #4 dowels per plans and specifications. Price does not include installation of threaded rods into existing foundation.
• Install concrete reinforced grade beam per plans and specifications S1.1M, S0.4M and S0.5M. Include steps as indicated and where necessary.
• Note: Price does not include any embedments into concrete except for Foundation J bolts.
• As noted on plans and specifications 16/S0.4M install concrete slurry between new and existing walls.
Concrete Retaining Walls
• Install new 10 inch thick concrete reinforced retaining walls per plans and specifications S1.1M, 16/S0.4M, 4/S0.5M and 6/S0.4M.
• Include floating concrete grade beam at top of wall per plans and specifications.
• Walls are to be formed and are approximately 552 sq. ft.
• Note for detail 6/S0.4M structural plans indicate drainage and waterproofing per architectural. We have included Paraseal and Miradrain for these walls only.

Drainage
• Install on new 10 inch retaining wall in front (6/S0.4M) Miradrain and Paraseal per plans and specifications.
• Include approximately 63 linear ft of 4” SDR 35 pipe in a rock pocket at bottom of wall per plans and specifications 6/S0.4M. Note. Final exit by others.

Slab
• Install approximately 182 sq ft of new 7 inch thick concrete structural slab over 2 inches of sand, over 6 mil vapor barrier over 4” of gravel on compacted fill per plans and specifications S1.1M. Include #5 rebar@ 12” o.c. e.w. Trowel finish.

Steel I Beam Wall

Note: This is an estimate for replacing the existing wood retaining wall along the side of the house just below the new work. Landscape plans call for wall to be renovated. There are no structural plans for new wall. We have provided an estimate for installing a new wood lag wall with steel I beams after demo has been completed but before we install the new foundation and concrete. Access to wall at this point will be the best time for installation to hold down costs.
Piers
• Drill nine (9) 18” diameter x 10 ft maximum pier holes. See hard rock drilling conditions. Final depths to be determined by soils engineer.
• Install nine (9) steel I beams w8x18 and place concrete in holes.
Wood Lagging
• Install 3×12 PT Douglass Fir #1 wood lagging between I beams. Gap beams ¼” for drainage.
• Wall is approximately 46 ft in length.

CMU
• Install CMU as follows per plans and specifications
o 16 inch standard CMU for first 2 ft.
o 12 inch standard CMU for the next 2 ft.
o 8 inch standard CMU for the following 4.5 ft
• Wall height maximum is 8.5 ft from top of footing.
• Install 1 ft wide drain rock wrapped in filter rock behind wall capped with 1 ft of native soil.
• Install a perforated 4 inch SDR 35 pipe at bottom of wall per plans and specifications (final exit of pipe by others).
• Install 1 ft wide drain rock wrapped in filter rock behind wall capped with 1 ft of native soil.

• Install nine (9) 18” diameter concrete reinforced piers x maximum depth of 10 ft per plans and specifications S2, S3 and S4. No Deduct
• Drill seven (7) 12” diameter holes x a maximum depth of 10 ft per plans and specifications S2, S3 and S4. Final depths to be determined by engineer. See hard rock drilling conditions.
• Install seven (7) 12” diameter concrete reinforced piers x 10 ft per plans and specifications S2, S3 and S4. No deduct.
• Install and form sonotube above grade as necessary at 12 inch piers a maximum of 4 ft per pier. Pour concrete above grade per plans and specifications S4. Additional cost if height is greater than 4 ft.
• Include seven (7) galvanized base CB66 brackets per plans and specifications.
• Use pier spoils as backfill at site

Grade Beams and Tie Beams
• Excavate for grade beams and tie beams for retaining walls, parking structure and deck piers per plans and specifications S2, S3 and S4.
• Spoils to be retained at site
• Install approximately 98 linear ft of concrete reinforced grade beams 1.0 x 1.5 and 10” x 10” per plans and specifications S2, S3 and S4.
• Drill and install approximately 48 epoxy dowels into existing foundation per plans and specifications.
Concrete Retaining Walls
• Install approximately 371 sq ft of 12 inch thick concrete reinforced retaining walls ranging from a minimum of 3 ft tall to a maximum of 10 ft tall per plans and specifications S2, S3 and S4. Wall is turned at East side capturing and retaining soil as required. Price assumes stepped grade beam on remaining East side stepped with grade.
• On garage side of parking structure install a 6 inch wide concrete retaining wall a maximum of 6 ft high following the existing foundation of garage. Note: This is an unknown condition. Price excludes any shoring or underpinning of existing foundation if required.
• Walls are to be formed or shotcrete.
• If walls are Shotcrete walls then walls will be finished with sponge finish.

Drainage
• Install 75 linear ft consisting of a rock pocket 8” x 12” wrapped in a burrito of filter fabric with a 4” SDR 35 perforated drain pipe per plans and specifications S2, S3 and S4.
• Install approximately 40 linear ft of tight SDR 35 pipe with cleanouts as necessary to exit perforated drain pipe down hill per plans and specifications S2, S3 and S4.
• Terminate perforated pipe into tight pipe and exit downhill. Note plans do not show final exit and price is subject to adjustment if additional final exit requirements are made by engineer.
• Install approximately 371 sq. ft of Miradrain on backside of walls per plans and specifications S2, S3 and S4.
• Install approximately 371 sq. ft of Paraseal on backside of walls per plans and specifications S2, S3 and S4.
• Note: Plans do not show any waterproofing on side of parking structure. Estimate assumes waterproofing will be required and is included.

Carport Structural
• Install the following for the carport deck per plans and specifications S2 and S3 as follows:
o Approximately Twenty three (23) 2-11/16 x 11-7/8 PSL Joists every 12”. (Note plans call for every 24” however this is modified to every 12” as noted).
o Approximately 159 linear ft of Microllam edge blocking
o New 1-1/8 inch TGPT Plywood for car deck
o New 2×6 inch framed wall
o New 3×4 PT sill
o New ½” plywood sheathing on exterior

• Install nine (9) 18” diameter concrete reinforced piers x maximum depth of 10 ft per plans and specifications S2, S3 and S4. No Deduct
• Drill seven (7) 12” diameter holes x a maximum depth of 10 ft per plans and specifications S2, S3 and S4. Final depths to be determined by engineer. See hard rock drilling conditions.
• Install seven (7) 12” diameter concrete reinforced piers x 10 ft per plans and specifications S2, S3 and S4. No deduct.
• Install and form sonotube above grade as necessary at 12 inch piers a maximum of 4 ft per pier. Pour concrete above grade per plans and specifications S4. Additional cost if height is greater than 4 ft.
• Include seven (7) galvanized base CB66 brackets per plans and specifications.
• Use pier spoils as backfill at site

Grade Beams and Tie Beams
• Excavate for grade beams and tie beams for retaining walls, parking structure and deck piers per plans and specifications S2, S3 and S4.
• Spoils to be retained at site
• Install approximately 98 linear ft of concrete reinforced grade beams 1.0 x 1.5 and 10” x 10” per plans and specifications S2, S3 and S4.
• Drill and install approximately 48 epoxy dowels into existing foundation per plans and specifications.
Concrete Retaining Walls
• Install approximately 371 sq ft of 12 inch thick concrete reinforced retaining walls ranging from a minimum of 3 ft tall to a maximum of 10 ft tall per plans and specifications S2, S3 and S4. Wall is turned at East side capturing and retaining soil as required. Price assumes stepped grade beam on remaining East side stepped with grade.
• On garage side of parking structure install a 6 inch wide concrete retaining wall a maximum of 6 ft high following the existing foundation of garage. Note: This is an unknown condition. Price excludes any shoring or underpinning of existing foundation if required.
• Walls are to be formed or shotcrete.
• If walls are Shotcrete walls then walls will be finished with sponge finish.

Drainage
• Install 75 linear ft consisting of a rock pocket 8” x 12” wrapped in a burrito of filter fabric with a 4” SDR 35 perforated drain pipe per plans and specifications S2, S3 and S4.
• Install approximately 40 linear ft of tight SDR 35 pipe with cleanouts as necessary to exit perforated drain pipe down hill per plans and specifications S2, S3 and S4.
• Terminate perforated pipe into tight pipe and exit downhill. Note plans do not show final exit and price is subject to adjustment if additional final exit requirements are made by engineer.
• Install approximately 371 sq. ft of Miradrain on backside of walls per plans and specifications S2, S3 and S4.
• Install approximately 371 sq. ft of Paraseal on backside of walls per plans and specifications S2, S3 and S4.
• Note: Plans do not show any waterproofing on side of parking structure. Estimate assumes waterproofing will be required and is included.

Carport Structural

Scope of Work

Mobilization and Layout
• Mobilize to jobsite with drilling rigs along with other necessary equipment to complete job (See notes below).
• Layout to be completed by General Contractor per plans and specifications.
• Daily Cleanup

Piers
• Drill seven (7) 18” diameter x 9 ft maximum depth pier holes using portable drilling equipment. See drilling conditions and exclusions. Final depths to be determined by soils engineer. Pier spoils to remain on site for others.

Grade Beam
• Excavate for grade beam approximately 60 ft in length x 22 in wide x 12 in high
• All spoils to remain on site for others
• Install concrete reinforced grade beam 60 ft in length x 22 in wide x 12 in high.
• Grade beam and piers to be poured concurrently.

CMU Wall
• Install 8 inch wide CMU wall a maximum of 5 ft high using typical masonry block wall construction. Price assumes close end CMU 8 inch standard blocks.
• At each pier location form up a 16 inch pilaster per plans and specifications
• Fill pilaster and cells of CMU wall with grout per plans and specifications

Scope of Work
New House Foundation
Excavation
• Grub and clear work area for the installation of the new house foundation.
• Excavate for the installation of the new house foundation as per plans. Off-haul excavated spoils from site.

Mobilization and Supervision
• Mobilize to jobsite. Demobilize.
• Supervision.
• Perform weekly cleanup.

New Concrete Foundation Installation per S2.1
• For the new house foundation, install new perimeter and interior stem walls, perimeter grade beams and footings as per structural details and layout on sheet S2.1.
• Install house and garage new 6” thick reinforced concrete slabs over 10 mil vapor barrier and 4” of ¾” crushed gravel. Includes Miradrain 6000 drainage mat under new house slabs + 12”x12” collector drainage pocket as per plans.
• Clean up debris and form materials from site.

Drill and Install Piers
• Drill and install (38) 18” diameter x 8 ft. deep, (8) 18” diameter x 12 ft. deep + (2) 18” diameter x 16 ft. deep maximum reinforced concrete piers as per layout on sheet S2.1. Remove drilling spoils from site.

Notes
• Elevations and layout to be provided by General Contractor or surveyor (hired by others) performing the remainder of the project.

• Re-grading of existing soils or re-compaction of the same (if required additional cost will apply) for the installation of new foundations or structural up-grades.
• Excavation of hazardous materials, underground tanks, or materials unacceptable at dumps.
• Architectural concrete or type of special concrete finish product.
