Side Retaining Wall

Piers
• Drill twelve (12) 18” diameter x 12ft. deep piers per plans and specifications S2 and 2/C2. Final depths to be determined by soils engineer.
Note: Plan calls for helical piers. Material is too hard for installation of this type of pier. Per Art Lang the detail used is the same as the front wall.
• Install twelve (12) 18” diameter x 12ft deep concrete reinforced piers per plans and specifications S2 and 2/C2. Additional cost per foot installed.
• Off haul all pier spoils from site (See Notes on off haul).

Footing
• Excavate for new footing approximately 73 linear ft 1.5ft. x 1.5 ft per plans and specifications S2 and 2/C2.
• Install approximately 73 linear ft of concrete reinforced footings 1.5ft. x 1.5ft. as specified in plans and specifications S2 and 2/C2.

Retaining Walls
• Install 10 inch wide concrete reinforced retaining wall in rear side per plans and specifications S2 and 2/C2. Maximum height is 5ft and maximum wall length is 73 linear ft.
Note: Plans do not show any drainage. See alternative on drainage.

Backfill and Compaction
• Backfill per plans and specifications in as required.
• Estimated Backfill is 31 cubic yds.

Back Retaining Wall

Demolition and Excavation
• Remove existing rock wall
• Excavate back per plans and specifications S2 for installation of new retaining wall.
• Remove existing concrete per plans and specifications S2.
• Off haul concrete and debris from site.
• Off haul all excavation spoils from site (See Notes on off haul).

Note: Existing trees to be removed by others.

Footing
• Excavate for new footing 98 linear ft. 1.3ft x 6ft. per plans and specifications S2, C1 and 8/S.1. Note: Wall is concrete not block wall.
• Install approximately 98 linear ft 1.3ft x 6ft. of concrete reinforced footings as specified in plans and specifications S2, C1 and 8/S.1.

Retaining Walls
• Install 10 inch wide concrete reinforced retaining wall in back rear side per plans and specifications S2, C1 and 8/S.1. Wall height varies from 3.5 ft to a maximum height of 8ft and maximum wall length is 98 linear ft. Square footage is approximately 584 sq. ft.
• Install drain rock behind wall a maximum of 1ft thick wrapped in filter fabric.
• Include 4” perforated pipe SDR 35 at bottom of rock approximately 98 linear ft.
Note: Plans do not show final exit for water. Final exit is additional. See alternative on drainage.

Backfill and Compaction
• Backfill per plans and specifications in as required.

Side Area (West Side)
Demolition and Excavation
• Remove existing wall and existing footing
• Off haul concrete and debris from site.

Footing
• Excavate for two new footings approximately 23 linear ft. 1.3ft high x 6ft. wide per plans and specifications S2, C1 and 8/S.1. Note: Wall is concrete not block wall.
• Install two new footings for walls approximately 23 linear ft of concrete reinforced footings 1.3ft x 6ft.as specified in plans and specifications S2, C1 and 8/S.1.

Retaining Walls
• Install (2) 10 inch thick concrete reinforced retaining walls on side of house with the one wall approximately 15.5 ft long x 6ft in height and the other wall approximately 7.5 ft. long x 6ft height per plans and specifications S2, C1 and 8/S.1. Square footage for two walls is approximately 116 sq. ft.
• Install drain rock behind wall a maximum of 1ft thick wrapped in filter fabric.
• Include 4” perforated pipe SDR 35 at bottom of rock approximately 23 linear ft.
Note: Plans do not show final exit for water. Final exit is additional. See alternative on drainage.

Backfill and Compaction
• Backfill and provide for fill per plans and specifications in as required (C1).

Stairs
• Install new concrete stairs per plans and specifications C1. Note: No detail for stairs shown. Does not include new stairs next to upper large retaining wall.

Front Retaining Wall

Demolition and Excavation
• Remove existing curb and footing per plans and specifications C2.
• Off haul concrete and debris from site.

Piers
• Drill sixteen (16) 18” diameter x 12ft. deep piers per plans and specifications S2 and 2/C2. Final depths to be determined by soils engineer.
• Install sixteen (16) 18” diameter x 12ft deep concrete reinforced piers per plans and specifications S2 and 2/C2.
• Off haul all pier spoils from site (See Notes on off haul).
Footing
• Excavate for new footing approximately 99 linear ft 1.5’ x 1.5 ft per plans and specifications C2 and 2/C2.
• Install approximately 99 linear ft of concrete reinforced footings 1.5’ x 1.5’ as specified in plans and specifications C2 and 2/C2.

Retaining Walls
• Install 10 inch wide concrete reinforced retaining wall across front per plans and specifications C2 and 2/C2. Maximum height is 5ft and maximum wall length is 99 linear ft.
Note: Plans do not show any drainage. See alternative on drainage.

Backfill and Compaction
• Backfill per plans and specifications in as required.
• Estimated backfill is 59 cubic yds. (See Notes on off haul).

Cap
• Install cap approximately 2ft wide x 99 linear ft and approximately 6” thick.
• Include 6” curb on top of wall (exclude guardrail on top)
Note: This project includes excavation and pier spoils along with several different points of infill. Net is off haul of 87 cubic yards. Excavation includes allowance for 87 cubic yards of off haul (Total for entire project). Bid is based upon access with 10 yard trucks and requires all spoils to be off hauled to Redwood Landfill. Any deviation from these assumptions will result in additional cost. Soil to be compacted per Engineer specifications and approval.

Drainage (Alternative #1)

• Plan does not show drainage for front retaining wall and side retaining wall. In addition no detail for final exit to street. Alternative includes drainage for both side wall and front retaining wall along with connecting all perf pipe to front of house.
• Install approximately 37 cubic yds of ¾” crushed drain rock behind retaining walls a maximum of 1ft thick wrapped in Mirafi 140N filter fabric or equivalent and approximately 1ft of soil compacted on top of rock pocket behind walls.
• Include approximately 175 linear ft. of 4” perforated pipe SDR 35 in drain rock behind walls.
• Perforated pipe to be connected to 4” tight pipe SDR 35 and exited to front of house (Street and driveway). Approximately 50 linear ft of pipe.
Exclusions
• Cost of plans, permits, bonds, testing and inspections.
• Increased cost of drilling or excavation due to hard rock, underground water or caving soils. (Hard rock drilling is defined as a penetration rate slower than 1 ft. in 5 minutes.) (Hard rock excavation is defined as material that cannot be excavated with a conventional backhoe or excavator bucket.)
• Demolition of any concrete footings greater than 18” or any concrete slabs or asphalt greater than 4” thick.
• Layout
