This estimate is based on structural drawings and Architectural drawings. The scope of work includes demo of concrete, excavation for new retaining walls, haunches and foundation reinforcement, drilling, concrete piers, concrete haunches, concrete footing attachments, new concrete grade beams, new retaining walls and drainage. The price includes all labor and material to complete the work as per the itemized scope of work below.

Scope of Work

Mobilization and Layout
• Mobilize to jobsite with track drilling rigs, portable drilling rigs and Bobcat along with other necessary equipment to complete job (See notes below).
• Layout to be completed by General Contractor per plans and specifications
• All soft demo to be completed by General Contractor. See Notes.
• Daily Cleanup
• Final Cleanup

Demo Concrete
• Demo existing footings as indicated on plans and specifications.
• Off haul debris from site

Piers
• Drill forty nine (49) 18” diameter x 10 ft maximum as shown on plans and specifications S2.0 and S3.0 with track drilling rig where applicable and portable drilling rig where track cannot reach. See drilling conditions and exclusions. Final depths to be determined by soils engineer.
• Install forty nine (49) steel cages and place concrete in holes per plans and specifications S2.0 and S3.l.
• Off haul pier spoils from site.
Note: A drilling allowance of 13 days for portable rigs is being provided. It is anticipated drilling will encounter hard rock.
Excavation
• Excavate per plans and specifications for new retaining walls, haunches and grade beams.
• Where appropriate off haul all dirt spoils not being used for re-installation and compaction.

Concrete Footing Additions
• Install approximately 275 ft of concrete footing addition to existing foundation per plans and specifications S2.0 and 2/S3.0.
• Dowel into existing foundation per plans and specifications using Simpson epoxy or approved equivalent.
• Add a maximum of twenty (20) concrete footing additions (3/S3.0) on opposite side from addition described above centered on holdowns per plans and specifications S2.0 and 3/S3.0..

Concrete Haunches
• Excavate for new concrete haunches where required (32) per plans and specifications S2.0 and 3/S3.0.
• Install new concrete reinforced haunches at each pier called for in plans and specifications S2.0 and 3/S3.0.
• Dowell and epoxy into existing footing per plans and specifications S2.0 and 3/S3.0.
• Off haul spoils from site

Concrete Grade Beams
• Excavate for new concrete grade beams where required per plans and specifications S2.0 and 10/S3.0.
• Install approximately 30 ft of new concrete grade beams 2 ft x 1 ft per plans and specifications S2.0 and 10/S3.0.

Retaining Walls
• Excavate for new concrete foundation per plans and specification for new retaining walls S2.0 and S3.0.
• Install new concrete reinforced footings for new retaining walls per plans and specifications S2.0 and S3.0.
• Install new 12 inch concrete reinforced retaining walls a maximum of 8 ft high per plans and specifications S2.0.
• Includes Miradrain for retaining walls per plans and specifications S2.0 and S3.0.
Drainage
• Install approximately 55 ft of 4 inch perforated SDR 35 pipe behind new retaining walls in a rock pocket (approximately 1 ft x 1 ft) at bottom of new retaining wall per plans and specifications S2.0 and S3.0. Miradrain mentioned above is to terminate at bottom of wall into rock pocket.
• Final exit of drainage per civil plans for connection to drainage system (See Drainage Alternative).

Slab
• Install approximately 200 sq ft of new 6 inch thick concrete structural slab with w #4 @ 16” e.w. on 2 in of sand, over a 10 mil vapor barrier and 4 in of crushed rock with thickened edge.

 

Note: This job site requires extensive work under the house with new piers and new additions to existing footings. It is anticipated that much of the existing floor will have to be removed and replaced to allow this installation. This estimate assumes General Contractor will undertake and complete work necessary to allow this installation as RWR determines.

 

Alternative #1

Drainage

• Install approximately 125 ft of SDR 35 4 inch tight line (SDR 35) capturing drainage from retaining walls and down spouts to drain exit (bio-swale) on side of house per civil drawings C1.0.
• Install 4 down spouts to tight 4 inch line
• Install 22 ft NDS trench drain at driveway per plans and specifications C1.0 and connect to 4 inch tight exit line.
• Install two Catch Basins per plans and specifications C1.0.
• Install approximately 25 linear ft of 6 inch tight SDR 35 pipe from the upper catch basin to the lower catch basin.
• Install a 50 ft x 5 ft Bio Swale for drainage exit per plans and specifications C1.0 and C3.0.
o Includes 1 ft x 1.5 ft rock pocket with 6 inch SDR 35 perforated pipe approximately 50 linear ft. per plans and specifications
o Includes imported sandy loam material per plans and specifications 50 ft x 5 ft x 1 ft. installed over a 30 mil vapor barrier.
o Install 2 in deep ½ inch drain rock on surface per plans and specifications C1.0 and C3.0
Alternative #2

Concrete Stairs Behind House

• Install new concrete reinforced stairs behind house per plans and specifications C1.0.
• Price includes standard stair footings with no stem walls. Approximately 24 treads.
Alternative #3

Catchment Wall Behind House

• Install approximately 35 linear ft for a new 4 ft high Catchment Wall behind house per plans and specifications C1.0 and C3.0.
• Bench and cut for installation of new wall approximately 35 linear ft x 4 ft tall.
• Drill seven (7) piers approximate 7 ft deep per plans and specifications.
• Place into seven (7) holes concrete with 6×6 PT wood posts per plans and specifications
• Install 3×12 PT lagging per plans and specifications C1.0 and C3.0. Leave ¼ gap between boards for drainage.
• Install drain rock behind wall a maximum of 3 ft high capped with 1 ft of native soil per plans and specifications.
Qualifications and Clarifications
• Job is bid as package.
• Includes one mobilization only.
• Prices are subject to RWR obtaining adequate supply of wood, steel, rock, concrete, asphalt, PVC resins, PVC pipe, fittings at prices quoted at bid time and are good for 30 days.
• Proposal is based on working std 40 hours per week, 5 work days and mutually agreeable schedules.
• RWR is not responsible for survey lines. Survey of property lines must be done by licensed surveyor.
• Soils report from Nersi Hemati dated August 26, 2009 was provided. Report was referenced for this estimate but scope of work is limited to that as shown above.
• Progress payments every two weeks.
• General Contractor to provide elevations and confirm layout

 

Exclusions
• Cost of plans, permits, bonds, testing and inspections.
• Any additional work due to utilities including buried pipes or irrigation pipes unless noted.
• Increased costs of excavation or drilling due to hard rock, caving or underground water. (Hard rock excavation is defined as material that requires the use of pneumatically or hydraulically operated hammers or rams to excavate.) (Hard rock drilling is defined as a penetration rate slower than 1 ft. in 5 minutes). See notes on drilling allowance.
• Replacement of damaged landscaping, driveway or fence.
• Excavation and off hauling of hazardous materials, underground tanks, or materials unacceptable at dumps.
• Any work related to landscaping, fences or gates except as outlined
• Soft demo
• Structural or Earth shoring
• Embedment of any bracket or holdown into concrete other than standard foundation bolts
• Survey of property lines
• Landscaping or irrigation
