This estimate is based on structural drawings. The work includes drilling, installation of a grade beam, drainage and seismic retrofitting. Our price includes all labor and material to complete the work as per the itemized Scope of Work below.

Scope of Work

Mobilization and Layout
• Mobilize to jobsite
• Daily Cleanup
• Final Cleanup

Excavation
• Excavate for new grade beam per plans and specifications D-1 and S5.
• Excavate for seven (7) haunches per plans and specifications.
• Remove concrete from existing grade beam tying deck footing and existing foundation. All existing rebar to remain intact.
• Off haul all dirt spoils and concrete debris from site.

Piers
• Drill seven (7) 18” diameter x 11ft. deep piers per plans and specifications Section C (D-1) and S-5. Final depths to be determined by soils engineer. See Hard Rock Drilling Exclusion.
• Install seven (7) 18” diameter x 11ft deep concrete reinforced piers per plans and specifications Section C (D-1) and S-5. Additional cost per foot installed is equal to $110. NO Deduct.
• Off haul all pier spoils from site.

 

Foundation
• Install concrete reinforced grade beams 24”x 24” per plans and specifications Section C (D-1).
• Repair stucco using Detail 3 (D-1) per plans and specifications.
• Install downspout through grade beam using section F (D-1) per plans and specifications.
• Install seven (7) haunches per plans and specifications (Revised haunch detail).

Drainage
• Install approximately 60ft of solid SDR 35 pipe behind wall and connect to tight line per plans and specifications S-6. Connect to existing D.L. junction box. Note: No other drainage detail provided.
• Include down spout extension (maximum 3).

Seismic Retrofit
• Per plans and specifications S-7 add new 2×6 suds with PHD5-SDS3 brackets as needed for shear wall elevation.
• Add additional foundation bolts as needed using 5/8 threaded rod embedded minimum 7” into existing foundation and 32” o.c. spacing per plans and specifications S-7 (maximum of 50 new bolts).
• Install rough opening door framing with 6” x 12” header. (Door excluded).
• Per plans and specifications S-7 install new shear walls under house on south wall wrapping around on east and west wall as shown on plans.
Alternative #1
• Remove and replace existing small Retaining Wall.
• All contained soil to remain. Include additional spoils from new excavations if applicable.
• Maximum height of new wall not to exceed 24”.
• Piers to be 4ft o.c. using p.t. 4×4 in concrete a maximum of 3ft deep.
• Lagging to be p.t. 2×12.

Exclusions
• Cost of plans, permits, bonds, testing and inspections.
• Increased cost of drilling or excavation due to hard rock, underground water or caving soils. (Hard rock drilling is defined as a penetration rate slower than 1 ft. in 5 minutes.) (Hard rock excavation is defined as material that cannot be excavated with a conventional backhoe or excavator bucket.)
• Demolition of any concrete footings greater than 18” deep or any concrete slabs or asphalt greater than 4” thick.
• Cost for any carpentry/woodwork except as outlined in this estimate.
• Any work on utilities including buried pipes or irrigation pipes.
• Replacement of damaged landscaping.
• Embedments into new concrete other than foundation bolts.
• Off-haul of materials unacceptable at dump.
• Excavation and off hauling of hazardous materials, underground tanks, or materials unacceptable at dumps.
• Additional drainage not specifically outlined in this proposal.
• Compaction of any soils not outlined in this proposal.
• Importation of backfill material.
• Electrical or Plumbing
• New access door for crawlspace.
