This estimate is based on structural drawings for the installation of new foundation additions at the first and second floors of the existing house.

Our price includes all labor and material to complete the work as per the itemized Scope of Work below.

Scope of Work
• Mobilize to jobsite.
• Install conveyor belt from the second floor area up to the street level for off-hauling of excavation and pier spoils. Remove conveyor belt after excavations and piers spoils removal are completed.
• Excavate for new kitchen foundation (Excavation includes the cutting into the existing bank for the installation of new retaining wall footings, piers and drainage pocket). Off-haul all spoils from site.
• Drill and install (4) 24” diameter x 29 ft. deep reinforced concrete piers. Off-haul spoils from site.
• Install Paraseal waterproofing membrane and Miradrain 6000 drainage panels over waterproofing. Terminate drainage panels into a perforated 4” SDR 35 pipe at perimeter base. Backfill behind foundation with a 1ft. thick drain rock pocket wrapped in filter fabric, as per detail 6/S5. (Alternate; use class 2 permeable without filter fabric). Daylight drain line at the outside corner of the new kitchen/dinning area. Outlet/runoff by others.
• Drill and install approx. 16 reinforced epoxy dowels to attach new to old foundation as per plans.
• Install new reinforced concrete grade beams, footings and retaining walls as per plans. (Walls to be single-side formed or shotcreted.)
• Clean up site and remove all construction debris from site.

Unit prices
• For increased pier depths-Add cost per linear ft. No deducts.

Alternate 1
• Drill and install (4) 24” diameter x 29 ft. deep reinforced concrete piers as per plans. No off-haul of drilling spoils is included in this price.

Alternate 2
• The approval from the structural engineer to use of edge drain along the bottom of the retaining walls avoiding cutting in to the hill for a rock pocket and the use of the shotcrete method for the installation of the retaining wall will generate a credit to be deducted from the original total price up above.

Notes
• Layout and elevations to be performed by general contractor.
• Because of the existing headroom, rebar cages for the piers are required to be spliced in (3) sections for the installation in to the drilled pier holes, proper overlaps will be provided.

 

Exclusions
• Cost of plans, permit, bonds, testing and inspections.
• Soft demolition.
• Foundation demolition.
• Earth shoring.
• Structural shoring.
• Underpinning.
• Increased costs of drilling or excavation due to hard rock, underground water or caving. (Hard rock drilling is defined as a penetration rate slower than 1ft. in 5 minutes. Hard rock excavation is defined as material that requires the use of pneumatic jackhammers to excavate.)
• Any work on utilities including buried pipes.
• Off-haul of materials unacceptable at dump.
