This estimate is based on (1) 8 ½ x 11” structural sheet “Foundation Repair”. And is for the installation of (3) new reinforced concrete interior piers/columns and the underpinning of a section of the existing foundation.

Our price includes all labor and material to complete the job as per the itemized Scope of Work below.

Scope of Work
• Mobilize to site.
• Install temporary shoring at the existing line of piers so existing failing piers can be removed.
• Remove (3) existing concrete failing piers completely and off-haul concrete debris from site.
• Set laser lines under the pier line area and determine if floor can be adjusted to level desired.
• Excavate and install (3) reinforced concrete piers (Instead of trying to underpin) including (3) new 4 x 4 posts and post bases. Off-haul spoils from site.
• Excavate and install (1) reinforced concrete underpinning section at perimeter wall approx. 7 ft. long x 2 ft. wide x 1 ft deep as per detail B. Off-haul spoils from site
• Clean up site and construction debris.

Notes
• It may not be possible to re-level affected area within specified tolerances (½ of an inch maximum) due to existing conditions, such as “permanent set” in joists, etc.
• Re-leveling the affected area is included, however due to the floor area all ready adjusted to the existing conditions may result in cracked walls, cracked floors, uneven floors finishes as well as other damages.
• If bottom of foundation is deeper than 2ft. below existing grade, will charge additional cost for excavation, tie beam and haunch construction.
• All existing ducts and furnace to be removed (By homeowner) prior to start the job.
• The job will be started one week after the contract is signed.
• The length of the project is approx. 7 to 8 working days.
• Homeowners do not have to vacate house during or after construction.
• Homeowner takes care of all permit issues.

Exclusions
• Cost of plans, permits, bonds, testing and inspections.
• Increased costs of excavation due to hard rock, underground water or caving. (Hard rock excavation is defined as material that requires the use of a pneumatic or hydraulic breaker to excavate)
• Any work on utilities including buried pipes.
• Repair to landscaping or irrigation.
