• Install sixteen (16) 18” diameter x a maximum of 17.5 ft in depth concrete reinforced piers per plan and specifications.
Concrete Reinforced Haunches
• Install sixteen (16) 3 ft x 2 ft x 3 ft concrete reinforced haunches per plans and specifications.
• Includes a maximum of 16 dowels into existing foundation per plans and specifications.

Note: This scope of work is for the house only and does not include the garage underpinning, addition to house or pool house. The work is for the underpinning only and does not include interior girders or any leveling of the existing structure.

Alternative #1

• Add three (3) piers and haunches for garage per plans and specifications

• Add six (6) piers and 50 linear ft x 1.5 ft x 1.5 ft grade beam per plans and specifications

Scope of Work
• Mobilize to jobsite.
• Supervision.
• Saw-cut and demolish (9) square sections approx. 4 ft. wide x 4 ft. long as indicated on structural plans. Off-haul demolition debris from site.
• Excavate (9) access pits to maximum depths (As per detail A/S5.1) to expose the tip of the existing concrete piles as per plans. Off-haul excavation spoils from site.
• Roughen the surface of the existing piles and clean surface for bonding as per plans.
• Sever (If needed) the existing connection between the pile and the bottom of the existing grade beams prior to re-leveling.
• Install (9) reinforced concrete underpinning/pier caps (First pour as per detail A/S5.1) to plan depths. Two pier caps inside the garage as per detail 3 A&B from sheet S/5.1.
• Install hydraulic jacks and re-level as per structural engineering’s instructions (See notes and exclusions). Remove hydraulic jacks and install sacrificial jacks to support the existing foundation as per detail A/S5.1. (If sacrificial jacks are not used then contractor will place high strength grout to provide full bearing after re-leveling is completed).
• Install the rest of the reinforced concrete underpinning/pier caps (Second pour as per detail B/S5.1). Two pier caps inside the garage as per detail 3 A&B from sheet S/5.1.
• Patch slab openings as per new slabs requirements on page S1.1. (Where required).
• Fill voids between back patio and perimeter foundation with LDF lean concrete as instructed by General contractor.
• Clean up site and construction debris.

Notes
• It may not be possible to re-level affected area within specified tolerances (¼ of an inch maximum) due to existing conditions, such as “original pour conditions and final finishes”, etc.
• Re-leveling the affected area is included, however since the floor area has already adjusted to the existing conditions it may result in cracked walls, cracked floors, uneven floors finishes as well as other damages. Not including any repairs of same in this estimate.
• General contractor to remove furnace and any other obstacles to access work areas prior to commencing of the job.
• Exterior tile work to be completed by others.
• Excavations and concrete amounts are calculated to depths as per plan measurements, any additional depths will incur additional charges.
• Verification of final floor elevation and monitoring in conjunction with General Contractor.
• Contractor is not responsible for any damages to the adjacent unit due to the re-leveling or any other work to be performed at: 5 Flemings Court, Marin City.

• Temporarily shore the northern house entry to replace the existing inadequate isolated support with a new reinforced concrete grade beam as per detail 6/S1. Includes a new section of framing cripple wall to tie to new upper structure as per plans.

• Our estimate includes the installation of Miradrain 6000 drainage membranes behind the new wall terminating into a new 12” x 12” sub-drainage rock pocket along the bottom of the wall. Outlet via buried 4” diameter SDR-35 tite line at the turn-around corner of the new wall. Final outlet by others.
• Backfill all stockpiled and generated spoils behind the new retaining wall in compacted lifts.

• Install thirty eight (38) steel cages and place concrete in holes per plans and specifications S1.1M and S0.4M .

Concrete Grade Beams
• Excavate for new concrete grade beams per plans and specifications S1.1M, S0.4M and S0.5M.
• Off haul spoils from site
• Dowel and epoxy into existing footing with #4 dowels per plans and specifications. Price does not include installation of threaded rods into existing foundation.
• Install concrete reinforced grade beam per plans and specifications S1.1M, S0.4M and S0.5M. Include steps as indicated and where necessary.
• Note: Price does not include any embedments into concrete except for Foundation J bolts.
• As noted on plans and specifications 16/S0.4M install concrete slurry between new and existing walls.
Concrete Retaining Walls
• Install new 10 inch thick concrete reinforced retaining walls per plans and specifications S1.1M, 16/S0.4M, 4/S0.5M and 6/S0.4M.
• Include floating concrete grade beam at top of wall per plans and specifications.
• Walls are to be formed and are approximately 552 sq. ft.
• Note for detail 6/S0.4M structural plans indicate drainage and waterproofing per architectural. We have included Paraseal and Miradrain for these walls only.

Drainage
• Install on new 10 inch retaining wall in front (6/S0.4M) Miradrain and Paraseal per plans and specifications.
• Include approximately 63 linear ft of 4” SDR 35 pipe in a rock pocket at bottom of wall per plans and specifications 6/S0.4M. Note. Final exit by others.

Slab
• Install approximately 182 sq ft of new 7 inch thick concrete structural slab over 2 inches of sand, over 6 mil vapor barrier over 4” of gravel on compacted fill per plans and specifications S1.1M. Include #5 rebar@ 12” o.c. e.w. Trowel finish.

 

Alternative #1

Steel I Beam Wall

Note: This is an estimate for replacing the existing wood retaining wall along the side of the house just below the new work. Landscape plans call for wall to be renovated. There are no structural plans for new wall. We have provided an estimate for installing a new wood lag wall with steel I beams after demo has been completed but before we install the new foundation and concrete. Access to wall at this point will be the best time for installation to hold down costs.
Piers
• Drill nine (9) 18” diameter x 10 ft maximum pier holes. See hard rock drilling conditions. Final depths to be determined by soils engineer.
• Install nine (9) steel I beams w8x18 and place concrete in holes.
Wood Lagging
• Install 3×12 PT Douglass Fir #1 wood lagging between I beams. Gap beams ¼” for drainage.
• Wall is approximately 46 ft in length.
• Backfill behind wall ¾ drain rock and cap with native soils.
Alternative #2

Landscape CMU Wall at Pool (L1.0)

Demo Concrete
• Demo brick and existing stone wall to allow for installation of new retaining wall. Remaining brick and stone demo to be completed by others.
• Off haul debris from site
Piers
• Drill ten (10) 24” diameter x 10 ft maximum pier holes as shown on plans and specifications with portable drilling rig. See hard rock drilling conditions. Final depths to be determined by soils engineer.
• Install ten (10) steel cages and place concrete in holes per plans and specifications.

Concrete Footing
• Excavate for new concrete footing pier cap per plans and specifications a maximum of 6.6 ft wide x 1.5 ft deep x.

• Install new concrete reinforced footing pier cap for new CMU wall 6.5 ft wide x 1.5 ft deep with rebar extending for CMU walls a minimum of every 8 inches per plans and specifications.

CMU
• Install CMU as follows per plans and specifications
o 16 inch standard CMU for first 2 ft.
o 12 inch standard CMU for the next 2 ft.

• Wall height maximum is 8.5 ft from top of footing.

• Install nine (9) 18” diameter concrete reinforced piers x maximum depth of 10 ft per plans and specifications S2, S3 and S4. No Deduct
• Drill seven (7) 12” diameter holes x a maximum depth of 10 ft per plans and specifications S2, S3 and S4. Final depths to be determined by engineer. See hard rock drilling conditions.
• Install seven (7) 12” diameter concrete reinforced piers x 10 ft per plans and specifications S2, S3 and S4. No deduct.
• Install and form sonotube above grade as necessary at 12 inch piers a maximum of 4 ft per pier. Pour concrete above grade per plans and specifications S4. Additional cost if height is greater than 4 ft.
• Include seven (7) galvanized base CB66 brackets per plans and specifications.
• Use pier spoils as backfill at site

Grade Beams and Tie Beams
• Excavate for grade beams and tie beams for retaining walls, parking structure and deck piers per plans and specifications S2, S3 and S4.
• Spoils to be retained at site
• Install approximately 98 linear ft of concrete reinforced grade beams 1.0 x 1.5 and 10” x 10” per plans and specifications S2, S3 and S4.
• Drill and install approximately 48 epoxy dowels into existing foundation per plans and specifications.
Concrete Retaining Walls
• Install approximately 371 sq ft of 12 inch thick concrete reinforced retaining walls ranging from a minimum of 3 ft tall to a maximum of 10 ft tall per plans and specifications S2, S3 and S4. Wall is turned at East side capturing and retaining soil as required. Price assumes stepped grade beam on remaining East side stepped with grade.
• On garage side of parking structure install a 6 inch wide concrete retaining wall a maximum of 6 ft high following the existing foundation of garage. Note: This is an unknown condition. Price excludes any shoring or underpinning of existing foundation if required.
• Walls are to be formed or shotcrete.
• If walls are Shotcrete walls then walls will be finished with sponge finish.

Drainage
• Install 75 linear ft consisting of a rock pocket 8” x 12” wrapped in a burrito of filter fabric with a 4” SDR 35 perforated drain pipe per plans and specifications S2, S3 and S4.
• Install approximately 40 linear ft of tight SDR 35 pipe with cleanouts as necessary to exit perforated drain pipe down hill per plans and specifications S2, S3 and S4.
• Terminate perforated pipe into tight pipe and exit downhill. Note plans do not show final exit and price is subject to adjustment if additional final exit requirements are made by engineer.
• Install approximately 371 sq. ft of Miradrain on backside of walls per plans and specifications S2, S3 and S4.
• Install approximately 371 sq. ft of Paraseal on backside of walls per plans and specifications S2, S3 and S4.
• Note: Plans do not show any waterproofing on side of parking structure. Estimate assumes waterproofing will be required and is included.

Carport Structural
• Install the following for the carport deck per plans and specifications S2 and S3 as follows:
o Approximately Twenty three (23) 2-11/16 x 11-7/8 PSL Joists every 12”. (Note plans call for every 24” however this is modified to every 12” as noted).
o Approximately 159 linear ft of Microllam edge blocking
o New 1-1/8 inch TGPT Plywood for car deck
o New 2×6 inch framed wall
o New 3×4 PT sill
o New ½” plywood sheathing on exterior
• Install approximately 300 sq. ft of MiraDRI 860 membrane for waterproofing of parking deck following manufacturers recommendations.
• Note: Exclude any windows, doors or exterior finish (stucco or siding). Exclude paint.
• Price excludes railing

Carport Structure Slab
• Install approximately 300 sq. ft. of 3.5 inch new concrete reinforced pad on the 1-1/8 inch plywood deck and approximately 275 sq. ft of 4 inch concrete reinforced slab on grade over 4 inches of drain rock. Steel trowel finish.
• Include approximately 44 linear ft of 6 inch wide curb on perimeter of carport structure per plans and specifications S3.
• Note: It is strongly recommended that the carport slab includes Xypex concrete additive. This is a waterproofing additive which is added to concrete at the batch plant.

• Install small wood lag landscape retaining wall in back for retention of spoils. Location to be approved by owner.

Pier Installation Option #2 (18 ft. deep Piers)
• Drill and install (69) 16” diameter x a maximum of 18 ft. deep reinforced concrete piers, (60) as per structural detail 1/SD3 and (9) as per structural detail 3/SD3. Remove drilling spoils from site. (See attached casing installation and removal cost).

Additional cost for Metal casing Installation to Option #2 (18 ft. deep Piers).
• The installation of the reinforced concrete piers may require the installation of metal casing and the descriptions of the findings based on the soils. Casing installation and removal price is estimated. (To be added to the drilling price provided). Price based on full lengths of casing recuperated and re-used.

Drainage plan C1.0
• Excavate and install (1) trench drain as per plans.
• Excavate for and install a new SDR 35 tite line for new roof drains (RD) and downspouts (DS) as per sheet C1.0 layout. Outlet as per plans.
• Excavate for and install new SDR 35 perforated foundation drain lines along the outside perimeters of the new house foundation as per C1.0. Foundation drainage lines consist of a new SDR 35 perforated line surrounded in ¾ crushed rock wrapped in filter fabric pocket approximately 1 ft. deep x 1 ft. thick approx located along the bottom of the new perimeter concrete footings (estimated at 18” maximum depth from existing grades). Waterproofing or drainage board installation is not included in this price.
• Excavate for and install for new 4” and 6” diameter storm drain lines and connect to one of the new outlet locations as per plans.
• Excavate for and install (9) different types of DI’s and AD’s as per sheet C1.0 layout, including all SDR 35 4”and 6” diameter perforated and tite lines.
Un-reinforced Rat Proofing
• Install approx. 2400 square ft of 2” thick un-reinforced concrete rat proofing at all new crawl space areas of the new house as shown on C1.0.

Notes
• Access to property was not possible. A site visit is necessary prior to confirm bid inclusions and exclusions due to unknown site conditions. Estimate is based on plans and normal conditions.
• Metal casing is priced based as rental price and all casing is assumed to be 100% recuperated.
• Elevations and layout to be provided by General Contractor performing the remainder of the project.
