This estimate is based on drawings. The scope of work includes shoring, demo of concrete and part of garage , excavation for perimeter foundation, drilling, concrete piers, installing concrete perimeter foundation, drainage, waterproofing, installation of Microlam beams, installation of new studs, installation of new shear walls and new garage slab.
Scope of Work
Mobilization and Layout
• Mobilize to jobsite with, portable drilling rigs and other necessary equipment to complete job (See notes below).
• Daily Cleanup
• Final Cleanup
Shore
• Shore living space over garage as needed to complete construction using designed shore detail.
• Note: Any obstructions due to utilities is to be handled by owner builder.
Demo Concrete
• Demo concrete garage slab and foundation as necessary to install new construction.
• Demo garage wall as necessary to install new construction per plans and specifications.
• Off haul debris from site
Piers
• Drill four (4) 18” diameter x 15 ft maximum pier holes as shown on plans and specifications S1 and S2 with portable drilling rig. See hard rock drilling conditions. Final depths to be determined by soils engineer.
• Install four (4) steel cages and place concrete in holes per plans and specifications S1.
• Off haul pier spoils from site.
Concrete Perimeter Foundation
• Excavate for new concrete grade beams per plans and specifications S1 and S2.
• Off haul spoils from site
• Dowel and epoxy into existing footing with dowels per plans and specifications.
• Install concrete reinforced perimeter beams per plans and specifications S1 and S2.
Drainage
• Along back retaining wall excavate for installation of drainage and waterproofing per plans and specifications S1 and 4/S2.
• Along back wall and along side wall outside install waterproofing Sonoshield HLM 5000 per plans and specifications S1 and 4/S2.
• Install along back retaining install perforated 4 inch SDR 35 pipe and exit to outside continuing along north exterior wall in a rock pocket per plans and specifications S1.
• Install along back retaining wall Class II permeable and cap with 1 ft of native soils continuing to the outside with 1 ft of compacted native soils.
• Continue solid 4 inch SDR 35 pipe to new riprap dispersion drain outfall per plans and specifications S1.
• Install new Riprap dispersion drain outfall per plans and specifications.
Structural Upgrade of Garage
• Install and sister 1-3/4 x 14” Microlam beams to existing wood beams per plans and specifications S1 and S2.
• Install new 3×6 PT sill per plans and specifications S1 and S2.
• Install new 2×6 studs at 16” o.c. per plans and specifications S1 and S2.
• Reblock edges at 24” o.c.
• Install four (4) new 6×6 posts and two (2) 4×4 jam posts per plans and specifications S1 and S2. Incudes EPC 86 brackets.
• Add new 2×4 PT sill per plans and specifications along back wall of garage and side wall S1 and S2. Drill and epoxy new 5/8 foundation bolts.
• Install new HTT4 brackets as required.
• Install new 5/8” plywood shear walls per plans and specifications S1 and S2.
• Note: Excludes new side door and new garage door. Excludes relevelling of upper floor. Excludes replacement of exterior siding or exterior flashing or exterior paper. Excludes Gypsum.
Garage Slab
• Install approximately 340 sq ft of new 4 inch concrete slab on grade over 4” of gravel per plans and specification S1. Include #3 rebar@ 16” o.c. e.w. Trowel finish.
Note: Price does not include new grade beam and shear wall on interior of house 9/S2. See alternative below.
Alternative #1
Interior Grade Beam and Shear Wall
• Excavate for new concrete grade beam 10” x 16” per plans and specifications 9/S2 and S1..
• Off haul spoils from site
• Dowel and epoxy into existing footing with dowels per plans and specifications.
• Install concrete reinforced interior grade beam per plans and specifications 9/S2 and S1
• Install new 3×4 PT sill per plans and specifications.
• Install new 2×4 framing at 16” o.c. per plans and specifications
• Install new 1/2 shear wall per plans and specifications
• Install L-30 clips @ 32” o.c. per plans and specificaitos to existing floor beam.
Qualifications and Clarifications
• Job is bid as package.
• Includes one mobilization only.
• Prices are subject to adequate supply of wood, steel, rock, concrete, and asphalt, PVC resins, PVC pipe, fittings at prices quoted at bid time and are good for 30 days.
• Proposal is based on working std 40 hours per week, 5 work days and mutually agreeable schedules.
• Progress payments every two weeks.
Exclusions
• Cost of plans, permits, bonds, testing and inspections.
• Any additional work due to utilities including buried pipes or irrigation pipes unless noted.
• Increased costs of excavation or drilling due to hard rock, caving or underground water. (Hard rock excavation is defined as material that requires the use of pneumatically or hydraulically operated hammers or rams to excavate.) (Hard rock drilling is defined as a penetration rate slower than 1 ft. in 5 minutes).
• Replacement of damaged landscaping, driveway or fence.
• Excavation and off hauling of hazardous materials, underground tanks, or materials unacceptable at dumps.
• Any work related to landscaping, fences or gates except as outlined
• Survey of property lines
• Landscaping or irrigation
• Demo of concrete in excess of 12 inches.
• Electrical or plumbing
• Excludes Gypsum
• Excludes Xypex sealer on existing slab.
