This estimate is based on structural drawings, architectural drawings and landscape drawings, and structural drawings provided by contractor. The scope of work is for a house addition foundation including some site walls and for a new guest house/garage foundation. The estimate includes demo of concrete, excavation and off haul, drilling, installing concrete piers, installing concrete grade beam, slabs and CMU walls. The price includes all labor and material to complete the work as per the itemized scope of work below. Prices broken out are for illustration purposes only and not self supporting.
Scope of Work
Main House
Mobilization and Layout
• Mobilize to jobsite with track drilling rigs, portable drilling rigs along with other necessary equipment to complete job (See notes below).
• Layout to be completed by General Contractor per plans and specifications
• Daily Cleanup
• Final Cleanup
Note: All soft demo and safe off of utilities to be completed by others prior to mobilization. Our estimate will demo the existing foundation as required. The estimate assumes the use of a track drilling rig for a number of the piers and portable drilling rigs where the track rig is unable to access. In addition it recommends replacement of existing wood retaining wall below work site. Landscape plans call for wall to be “renovated”. The wall has a number of rotted timbers. Will be performing excavation, drilling and installing new concrete above this wall and as such it is not responsible or liable if wall fails during construction.
Demo Concrete
• Demo slabs and foundation per plans and specifications to allow drilling and installation of new piers.
• Off haul debris from site
Piers
• Drill thirty eight (38) 18” diameter x 13 ft maximum pier holes as shown on plans and specifications S1.1M and S0.4M with track drilling rig where applicable and portable drilling rig where track cannot reach. See hard rock drilling conditions. Final depths to be determined by soils engineer.
• Install thirty eight (38) steel cages and place concrete in holes per plans and specifications S1.1M and S0.4M .
• Off haul pier spoils from site.
Concrete Grade Beams
• Excavate for new concrete grade beams per plans and specifications S1.1M, S0.4M and S0.5M.
• Off haul spoils from site
• Dowel and epoxy into existing footing with #4 dowels per plans and specifications. Price does not include installation of threaded rods into existing foundation.
• Install concrete reinforced grade beam per plans and specifications S1.1M, S0.4M and S0.5M. Include steps as indicated and where necessary.
• Note: Price does not include any embedments into concrete except for Foundation J bolts.
• As noted on plans and specifications 16/S0.4M install concrete slurry between new and existing walls.
Concrete Retaining Walls
• Install new 10 inch thick concrete reinforced retaining walls per plans and specifications S1.1M, 16/S0.4M, 4/S0.5M and 6/S0.4M.
• Include floating concrete grade beam at top of wall per plans and specifications.
• Walls are to be formed and are approximately 552 sq. ft.
• Note for detail 6/S0.4M structural plans indicate drainage and waterproofing per architectural. We have included Paraseal and Miradrain for these walls only.
Drainage
• Install on new 10 inch retaining wall in front (6/S0.4M) Miradrain and Paraseal per plans and specifications.
• Include approximately 63 linear ft of 4” SDR 35 pipe in a rock pocket at bottom of wall per plans and specifications 6/S0.4M. Note. Final exit by others.
Slab
• Install approximately 182 sq ft of new 7 inch thick concrete structural slab over 2 inches of sand, over 6 mil vapor barrier over 4” of gravel on compacted fill per plans and specifications S1.1M. Include #5 rebar@ 12” o.c. e.w. Trowel finish.
Alternative #1
Steel I Beam Wall
Note: This is an estimate for replacing the existing wood retaining wall along the side of the house just below the new work. Landscape plans call for wall to be renovated. There are no structural plans for new wall. We have provided an estimate for installing a new wood lag wall with steel I beams after demo has been completed but before we install the new foundation and concrete. Access to wall at this point will be the best time for installation to hold down costs.
Piers
• Drill nine (9) 18” diameter x 10 ft maximum pier holes. See hard rock drilling conditions. Final depths to be determined by soils engineer.
• Install nine (9) steel I beams w8x18 and place concrete in holes.
Wood Lagging
• Install 3×12 PT Douglass Fir #1 wood lagging between I beams. Gap beams ¼” for drainage.
• Wall is approximately 46 ft in length.
• Backfill behind wall ¾ drain rock and cap with native soils.
Alternative #2
Landscape CMU Wall at Pool (L1.0)
Demo Concrete
• Demo brick and existing stone wall to allow for installation of new retaining wall. Remaining brick and stone demo to be completed by others.
• Off haul debris from site
Piers
• Drill ten (10) 24” diameter x 10 ft maximum pier holes as shown on plans and specifications with portable drilling rig. See hard rock drilling conditions. Final depths to be determined by soils engineer.
• Install ten (10) steel cages and place concrete in holes per plans and specifications.
• Off haul pier spoils from site.
Concrete Footing
• Excavate for new concrete footing pier cap per plans and specifications a maximum of 6.6 ft wide x 1.5 ft deep x.
• Off haul spoils from site
• Install new concrete reinforced footing pier cap for new CMU wall 6.5 ft wide x 1.5 ft deep with rebar extending for CMU walls a minimum of every 8 inches per plans and specifications.
CMU
• Install CMU as follows per plans and specifications
o 16 inch standard CMU for first 2 ft.
o 12 inch standard CMU for the next 2 ft.
o 8 inch standard CMU for the following 4.5 ft
• Wall height maximum is 8.5 ft from top of footing.
• Install 1 ft wide drain rock wrapped in filter rock behind wall capped with 1 ft of native soil.
• Install a perforated 4 inch SDR 35 pipe at bottom of wall per plans and specifications (final exit of pipe by others).
• Install 1 ft wide drain rock wrapped in filter rock behind wall capped with 1 ft of native soil.
• Note: Excludes trench drain in front of wall, new stone facing and cap along with replacement of paving.

Landscape Wood Retaining Wall (L1.0)
Piers
• Drill fifteen (15) 18” diameter x 10 ft maximum pier holes per plans and specifications. See hard rock drilling conditions. Final depths to be determined by soils engineer.
• Install nine (15) steel I beams w8x31 and place concrete in holes.
Wood Lagging
• Install 4×12 PT Douglass Fir #1 wood lagging between I beams.
• Install on backside of 4×12 lagging 2×6 PT continuous per plans and specifications.
• Wall is approximately 73 ft in length x 4 ft high maximum.
• Install 4” SDR 35 perforated pipe at bottom of crushed gravel. Final exit by others.
• Backfill behind wall ¾ drain rock and cap with native soils
Guest House & Garage
Mobilization and Layout

• Job is bid as package.
• Includes one mobilization only.
• Prices are subject to adequate supply of wood, steel, rock, concrete, and asphalt, PVC resins, PVC pipe, fittings at prices quoted at bid time and are good for 30 days.
• Proposal is based on working std 40 hours per week, 5 work days and mutually agreeable schedules.
• Survey of property lines must be done by licensed surveyor.
• Progress payments every two weeks.
• General Contractor to provide elevations and confirm layout
Exclusions
• Cost of plans, permits, bonds, testing and inspections.
• Any additional work due to utilities including buried pipes or irrigation pipes unless noted.
• Increased costs of excavation or drilling due to hard rock, caving or underground water. (Hard rock excavation is defined as material that requires the use of pneumatically or hydraulically operated hammers or rams to excavate.) (Hard rock drilling is defined as a penetration rate slower than 1 ft. in 5 minutes).
• Replacement of damaged landscaping, driveway or fence.
• Excavation or demo and off hauling of hazardous materials, underground tanks, or materials unacceptable at dumps.
• Any work related to landscaping, fences or gates except as outlined
• Structural or Earth shoring
• Embedment into concrete other than standard foundation bolts

• Excludes electrical and plumbing including UFER.
