Underpinning is the extension of the existing foundation down to competent bearing material, which is material that will support the weight of the house and foundation without settling. Techniques include installing reinforced concrete piers, driven steel piles or push piles, hand-dug pits, helical anchors or self-drilling anchors.
Underpinning helps stabilize the foundation, and is often necessary as first step to a major home remodel.

This estimate is based on structural drawings. The bid consists of performing foundation repairs as per plans.

Scope of Work
Foundation Repair Work
• Mobilize to jobsite. Demobilize.
• Supervision. Perform weekly cleanup.
• In sequence, install combination longitudinal metal beams, temporary posts, driven pipe pile and crib towers attached to the existing house supports/metal posts to support main floor of house. Remove shoring system after house is re-supported on new foundations.
• Demolish and remove from site the upper sections of existing concrete pedestals/foundation (as required and as shown on drawings) specifically for the installation of the new reinforced concrete work. Off haul demolition debris from site.
• Drill and install (12) 18” diameter x 10 ft. deep reinforced concrete piers + excavate for and install (6) hand-dug footing/piers as per plans. Remove drilling spoils from site.
• Excavate for and install new reinforced concrete grade beams and concrete pads as per plans, assigned structural details and specifications on S1 foundation plan. Remove excavated spoils from site.
• Clean-up site and remove all construction debris and excess soils.

Qualifications and Clarifications
• Job is bid as package unless agreement to otherwise
• Includes one mobilization only.
• Prices are subject to RWR obtaining adequate supply of rock, concrete, asphalt, PVC resins, PVC pipe, fittings at prices quoted at bid time and are good for 30 days.
• Proposal is based on working std 40 hours per week, 5 work days and mutually agreeable schedules.
• Elevations and layout to be provided by General Contractor performing the remainder of the project.
• Due to temporary shoring installation under the existing house structure, installation/removal of shoring may result in small cracked walls, uneven floors finishes as well as other cosmetic damages. Not including repair of same in this estimate.

Exclusions
• Cost of plans, permits, shop drawings, bonds, testing and inspections.
• Increased costs of excavation or drilling due to hard rock, caving or underground water. (Hard rock excavation is defined as material that requires the use of pneumatically or hydraulically operated hammers or rams to excavate.) (Hard rock drilling is defined as a penetration rate slower than 1 ft. in 5 minutes.)
• Any work on utilities including buried pipes.
• Waterproofing or drainage work.
• House re-leveling.
• Earth shoring.
• Erosion control.
• Winterization.
• Excavation of hazardous materials, underground tanks, or materials unacceptable at dumps.
• Architectural concrete or type of special concrete finish product.
• Surveying and Layout.
