This estimate is based on architectural drawingsand structural drawings. This bid is for the selective hard demolition, excavation and installation of a new house reinforced concrete foundation as per plans.
Our price includes all labor and material to complete the work as per the itemized Scope of Work below.
Scope of Work
Foundation Work
Excavation
• Excavate for the installation of the new house foundation as per plans. Off-haul excavated spoils from site.
Note: excavation for the new basement slab sub-grades is estimated to be to a maximum of 6 (six) inches below the bottom of the existing slab for new slab under layers (gravel and sand). No mass excavation has been calculated for this project.
Demolition
• Perform existing slab and selective house foundation demolition for the installation of the new basement foundation as per plans. Off-haul demolition debris from site.
• Includes demolition of two existing brick chimneys plus off-hauling debris from site.
Demolition exclusions: Permits, retention, hazardous materials abatement, utility safe-offs, grading and backfilling.
Structural Shoring and House Lifting
• Install combination of post, driven pipe pile and crib towers with temporary beams to support main floor of house. Remove shoring system after house is re-supported on new perimeter and interior foundations (by others).
Shoring exclusions: Soft demolition or any shoring preparation other than removal of existing concrete slab (see cost provided above) for the installation of shoring towers (all preparation work to be provided by general contractor except as noted above).
New Concrete Foundation Installation per S2.1
• Mobilize to jobsite. Demobilize.
• Supervision.
• Perform weekly cleanup.
• For the new house foundation, install new concrete foundation as per structural details on S3.1 and layout on sheet S2.1.
• Install new 4” thick reinforced concrete slabs on grade over 2” of fill sand, 10 mil vapor barrier and 4” of ¾” crushed gravel for the new basement and garage per note 3 on sheets S2.1 and S2.2.
• Clean up RWR related debris and form materials from site.
Retaining Walls Waterproofing and Drainage + Backfill and re-compaction
• Behind the new retaining walls and as indicated on structural drawings, install Paraseal waterproofing membrane and Miradrain 6000 drainage panels over waterproofing. Terminate drainage panels into a perforated 4” SDR 35 pipe at perimeter base. Backfill behind foundation with a 1 ft. thick drain rock pocket wrapped in filter fabric, extending up to one foot below grade as per plans. (as an alternate use class 2 permeable without filter fabric). Outlet drainage lines via a buried 4” diameter SDR 35 tite line and connect to the existing drainage system.
• Backfill the upper one ft. with native soil in compacted.
Additional Work 10-5-2010
Deck Foundation
• Excavate and install foundation for new deck per plans and specifications S2.2, GS3.1 and 4/S3.3.
• Include nine (9) – 2.5 ft x 2.5 ft pad square at depth of 1.5 ft
• Include two (2) – 2.5 ft x 2.5 ft pad square at depth of 2 ft
• Include a grade beam 1 ft x 1.5 ft along perimeter of new deck.
Site Retaining Wall
• Install site retaining wall on outside of house per plans S2.1, A/S2.1 and A2.2.
• Demo 456 sq. ft of slab, entrance to existing house and brick stairs and wall per AB2.1
• Excavate back from house approximately 1 ft down (as shown on A4.4) to establish new rough grade. Store spoils on site for future backfill and compaction. No off haul. Excavated area limited to equal area of demo noted above.
• Excavate for new footing of new retaining wall per S2.1 and A/S2.1
• Install new 8 inch thick retaining wall per S2.1 and A2.2 a maximum of 5 ft tall. a maximum of 25 linear ft. Does not include concrete stairs.
• Install Paraseal waterproofing with Miradrain and drainage with 4 in perforated SDR 35 and drain rock per plans.
• Backfill with spoils on site.
Drainage
• Drainage has been estimated using drain plans as shown on D1.0 Drainage Plan, Landscape plans L-1, and Architectural A2.1 and A2.2. It should be noted this additional drainage is limited to items noted in this scope.
• Install 185 ft of tight 4 in SDR 35 pipe for drainage to capture Area drains and downspouts.
• Install ten (10) downspout connectors to tight drain pipe.
• Install five (5) area drains (V1) and connect to tight pipe.
• Install a 16 ft trench drain at garage entrance with traffic grate and connect to tight pipe.
• Install three (3) dissipaters 2 ft x 2 ft x 4 ft. and direct solid 4 inch tight pipe to dissipaters.
• Install two (2) Drywell’s 20 ft long x 2 ft wide x 4 ft deep as shown on D1.0 and detail 3/D1.0. Connect 4 inch pipe as shown on D1.0.
Notes:
• Elevations and layout to be provided by General Contractor or surveyor (hired by others) performing the remainder of the project.
• All existing utility lines, heating ducts, electrical wiring, etc. must be removed from the underside of the basement level joists, (by others) prior to the installation of the shoring towers and the commencing of the demolition.
• All soft demolition to be provided by General Contractor.
• Due to temporary shoring installation under the existing house structure and lifting of the structure operations, installation/removal of shoring may result in cracked walls, cracked floors, uneven floors finishes as well as other cosmetic damages. RWR is not including repair of same in this estimate and will not be responsible for such items.
Qualifications and Clarifications
• Job is bid as package unless agreement to otherwise
• Includes one mobilization only.
• Prices are subject to RWR obtaining adequate supply of rock, concrete, asphalt, PVC resins, PVC pipe, fittings at prices quoted at bid time and are good for 30 days.
• Proposal is based on working std 40 hours per week, 5 work days and mutually agreeable schedules.
• Progress payments every two weeks.
• Itemized prices are for reference purposes only and are not self supporting.
Exclusions
• Cost of plans, permits, bonds, testing and inspections.
• Increased costs of excavation or drilling due to hard rock, caving or underground water. (Hard rock excavation is defined as material that requires the use of pneumatically or hydraulically operated hammers or rams to excavate). (Hard rock drilling is defined as a penetration rate slower than 1 ft. in 5 minutes).
• Driveway demolition or any other type of demolition not mentioned in our scope of work.
• Additional cost due to utility obstructions including any additional work on utilities or buried pipes.
• Rat proofing.
• Landscaping work or any additional retaining walls, walkways, patios, tie steps or other concrete work not mentioned in our scope of work.
• Excavation of hazardous materials, underground tanks, or materials unacceptable at dumps.
• Architectural concrete or type of special concrete finish product.
• Supply of embedments other than foundation bolts.
• Any work on Cabana foundation
