The Challenge
Creek bank erosion underneath a retail commercial center was starting to expose foundations and risked destabilizing the entire structure. A retaining wall adjacent to a parking lot area had also been severely affected. Action was needed to prevent serious dam­age or the entire loss of a high value complex.

Action:
The eroding bank under the Center required installa­tion of a 350 foot long, by 15 foot high concrete slope protection system. The existing retaining wall needed to be replaced with a new 15 foot high wall installed at the edge of the parking lot. Both structures re­quired vertical and lateral support.
Subsurface soils consisted of a mixture of sandy silt, gravel, and weak sandstone. Because of the certainty of collapsing soils, as well as tight access conditions and limited overhead under the building, helical piers and tiebacks were chosen over a traditional pier and drilled tieback solution.
After installation of creek protection measures and grading, 180 vertical pier and horizontal tieback
helicals were installed. A first layer of shotcrete was then applied which was laterally supported with steel plate and nut assemblies on the tensioned tiebacks.
A second layer of shotcrete was then applied to the entire project and was sculpted and colored at the parking lot to resemble native soil and stone.
Because the project was located adjacent to a creek, a total of 8 federal, state and local agencies had juris­diction and required permits, inspections and coor­dination. The Federated Indians of Graton Ranche­ria were also involved due to the discovery of human bones during the investigation and design phase.
Because the project was on a protected waterway, all work under the Complex had to be completed by Sept. 30th, giving a construction schedule of only 2 months. RWR not only met the schedule, but also completed the job a week early.

Results:
Today, the property is sound and fully occupied, and the creek no longer threatens the structure. Recent photos show the creek water crystal clear, while the building sits securely on a solid foundation over the creek banks.

Our estimator, Trevor, got a call to inspect a foundation problem, and came back with these images, as well as measurements and assessment of the entire situation of the home.  Moisture has been getting under this house, and has done a lot of damage.   The recommended repair will include diverting water away from the home, removing and replacing damaged foundation and mud sill, and of course, making sure the home is level.

Grade Beams and Tie Beams
• Excavate for grade beams and tie beams for retaining walls, parking structure and deck piers per plans and specifications S2, S3 and S4.

• Install approximately 98 linear ft of concrete reinforced grade beams 1.0 x 1.5 and 10” x 10” per plans and specifications S2, S3 and S4.

Concrete Retaining Walls
• Install approximately 371 sq ft of 12 inch thick concrete reinforced retaining walls ranging from a minimum of 3 ft tall to a maximum of 10 ft tall per plans and specifications S2, S3 and S4. Wall is turned at East side capturing and retaining soil as required. Price assumes stepped grade beam on remaining East side stepped with grade.
• On garage side of parking structure install a 6 inch wide concrete retaining wall a maximum of 6 ft high following the existing foundation of garage. Note: This is an unknown condition. Price excludes any shoring or underpinning of existing foundation if required.
• Walls are to be formed or shotcrete.
• If walls are Shotcrete walls then walls will be finished with sponge finish.

Drainage
• Install 75 linear ft consisting of a rock pocket 8” x 12” wrapped in a burrito of filter fabric with a 4” SDR 35 perforated drain pipe per plans and specifications S2, S3 and S4.
• Install approximately 40 linear ft of tight SDR 35 pipe with cleanouts as necessary to exit perforated drain pipe down hill per plans and specifications S2, S3 and S4.
• Terminate perforated pipe into tight pipe and exit downhill. Note plans do not show final exit and price is subject to adjustment if additional final exit requirements are made by engineer.

• Excavate for and install new SDR 35 perforated foundation drain lines along the outside perimeters of the new house foundation as per C1.0. Foundation drainage lines consist of a new SDR 35 perforated line surrounded in ¾ crushed rock wrapped in filter fabric pocket approximately 1 ft. deep x 1 ft. thick approx located along the bottom of the new perimeter concrete footings (estimated at 18” maximum depth from existing grades). Waterproofing or drainage board installation is not included in this price.

• Upon approval of soils engineer and structural engineer install sixty nine (69) 2-7/8 x a maximum of 20 ft. deep vertical helical piers with a 12” x 12” helix head in10 ft extensions. See Notes below.
• Helix is to be driven into the ground using track equipment to a torque of 10,000 maximum. Final Depth to be determined by soils engineer.
• Includes standard new construction helical head.
• Additional cost per ft for helical piers
• Helical Piers are 2 7/8” (o.d.) galvanized pipe material
Qualifications and Clarifications
• In full compliance with Cal-OSHA rules, annual permits and regulations for the performance of this job.
• Job is bid as package unless agreement to otherwise.
• Includes one mobilization only.
• Prices are subject to adequate supply of rock, concrete, asphalt, PVC resins, PVC pipe, fittings at prices quoted at bid time and are good for 30 days.
• Proposal is based on working std 40 hours per week, 5 work days and mutually agreeable schedules.

• Clean up site and remove RWR related construction debris.
Pier Installation Option #1 (14 ft. deep Piers)
• Drill and install (69) 16” diameter x a maximum of 14 ft. deep reinforced concrete piers, (60) as per structural detail 1/SD3 and (9) as per structural detail 3/SD3. Remove drilling spoils from site. (See attached casing installation and removal cost).
Additional cost for Metal casing Installation to Option #1 (14 ft. deep Piers).
• The installation of the reinforced concrete piers may require the installation of metal casing as per verbal conversations with Pete Sequeira and the descriptions of the findings based on the soils report by Salem-Howes Associates Geotechnical Consultants. Casing installation and removal price is estimated . (To be added to the drilling price provided). Price based on full lengths of casing recuperated and re-used.

Foundation drainage lines consist of a new SDR 35 perforated line surrounded in ¾ crushed rock wrapped in filter fabric pocket approximately 1 ft. deep x 1 ft. thick approx located along the bottom of the new perimeter concrete footings (estimated at 18” maximum depth from existing grades). Waterproofing or drainage board installation is not included in this price.
