The Challenge
A large exterior retaining wall was starting to fail and endanger a Presidio Heights home.
Because the house was built above and close to the retaining wall, a failure would have meant severe settlement and structural damage or partial collapse of the house.

Action:
Since the wall could not be removed without first supporting the house, a system of drilled piers with grade beams was installed under the house and extended beneath the exterior foundation and fireplace. These cantilevered beams supported the house while the retaining wall was demolished and replaced with a new shotcrete wall. After the struc­tural work was complete, the wall was stuccoed and painted and the landscaping was replaced.

Results:
The house sits on the corner of Walnut St. doubly supported by the cantilevered shoring system left in place and the new retaining wall. Safety and property values have been fully restored and the residence is an enhancement to the neighborhood.

Estimate for the Foundation Concrete Work at Dolores Street in San Francisco

This estimate is based on structural plans by Structural Engineers. The bid is for the installation of a new reinforced concrete foundation and additional concrete retaining walls at the south/west and west side of the new house including the interior 4” thick structural slab as per plans.
Our price includes all labor and material to complete the work as per the itemized Scope of Work below.

Scope of Work
House Foundation
Install Foundation Footings, Tie beams, Grade Beams and Retaining Walls (Walls to be single-side formed or shotcreted, RWR’s option.)
• Install all perimeter grade beams, interior tie beams and footings as per structural plans.
• Install approx. 32 linear ft. of additional reinforced concrete retaining walls at the South/West and West side of the property as per plans.
• Install approx. 1523 square ft. of 4” reinforced concrete slab with # 3 @ 12” o.c. e.w. over 2” of sand, 6 mil moisture barrier and 4” of ¾ crushed rock.
Drainage
• Excavate and install approx. 100 linear ft. of solid line to tie all of the weep holes from the South and South/West shoring walls.
Note:
1. Architect has to approve for the installation of a sand trap for the outlet of all perforated drain lines to discharge before the water goes directly in to the city sewage.

Exclusions
• Cost of plans, permits, bonds, testing and inspections.
• Increased costs of excavation due to hard rock, caving or underground water. (Hard rock excavation is defined as material that requires the use of pneumatically or hydraulically operated hammers or rams to excavate) other than number of days included in allowance.
• Any work on utilities including buried pipes.
• Metal Work (Structural Steel).
• Installation of templates and anchors for metal frame.
• Supply of embedments other then foundation J bolts.
• Carpentry/woodwork.
• Replacement of damaged landscaping or hardscaping.
