Pipe Pile & Foundation Installation Example Of RWR Competencies
This estimate is based on preliminary architectural and structural drawings. The bid is for the installation of a new reinforced concrete foundation as described below.
Scope of Work
New House Foundation
Mobilization and Supervision
• Mobilize to jobsite. Demobilize.
• Supervision.
• Perform weekly cleanup.
Mass + Foundation Excavation
• Excavate and provide new rough grading (crawl space areas) where new foundations are to be installed for the new footprint of the house as shown on drawings.
• Excavate for the installation of the new house and garage foundation as per plans.
• Stockpile excavated spoils on site within property limits.
Pipe Pile Installation @ Existing House Foundation
• Layout pipe pile locations with general contractor, to be approved by engineering prior to installation.
• Install (27) x a maximum of 20’ deep, 3” diameter hot-dipped galvanized schedule 80 (Fy=36ksi) heavy duty pipe piles, driven into competent bearing strata/practical refusal, defined by a penetration rate of ½” or less per minute for five minutes or as other wise accepted by the Engineer. (See additional footage installation provided below, if needed).
• Fill inside of pipe pile with a neat sand/cement grout mix all the way to the top of the pipe.
• Additional/deductive grouted pipe pile depth cost per foot, respectively.
Shear Plate Assembly Installation @ Existing House Foundation
• Weld a new 7”x 9” x ¼ ”steel pipe pile shear plate/cap assembly on top of each pipe.
• At each pile location, install (4) ½” diameter steel dowels into the existing foundation and connect to new shear plate/cap assembly.
Pipe Pile Installation @ New House Foundation
• Layout pipe pile locations with general contractor, to be approved by engineering prior to installation.
• Install (47) x a maximum of 20’ deep, 3” diameter hot-dipped galvanized schedule 80 (Fy=36ksi) heavy duty pipe piles, driven into competent bearing strata/practical refusal, defined by a penetration rate of ½” or less per minute for five minutes or as other wise accepted by the Engineer. (See additional footage installation provided below, if needed).
• Fill inside of pipe pile with a neat sand/cement grout mix all the way to the top of the pipe.
• Additional/deductive grouted pipe pile depth cost per foot, respectively.
Plate Assembly Installation @ New House Foundation
• Weld a new 7”x 9” x ¼ ”steel pipe pile plate/cap assembly on top of each pipe with (2) ½ “ anchor bolts as per structural detail 1/S3.1.
Drill and Install Piers @ Outdoor Fountain
• Drill and install (8) 18” diameter x 16 ft. deep maximum, reinforced concrete piers. Stockpile all drilling spoils on site. No Off-hauling included
• For additional 18” diameter pier lengths-add per linear ft.
• For 18” diameter pier depth deductions subtract per linear ft.
New House Concrete Foundation + Slab Installation
• Install new house reinforced concrete foundation grade beams, tie beams and stem walls as per layout on structural sheet S2.1 and structural detail assigned. Includes (60) epoxy dowels to attach new to existing foundation @ intersections as per plans.
• As per new first floor framing plan, install approx. 679 square ft. (square footage calculations based on “foundation plan” layout) of 5” thick reinforced concrete slab, with #4 @ 12” o.c., e.w. over 2” of clean sand, 10 mil vapor barrier and 4” of ¾” crushed gravel.
• For the new out door fountain and entry walkway, install approx. 701 square ft. (square footage calculations based on “foundation plan” layout) of 5” thick reinforced concrete slab, with # 4 @ 12” o.c., e.w. over 2” of clean sand, 10 mil vapor barrier and 4” of ¾” crushed gravel.
• Clean up RWR’s related construction debris from site.
Driveway Area
Concrete Footing on Piers
• Excavate for the installation of a new auto court footing approx. 120 ft long x 1.5 ft deep x 1.5 ft wide. Stockpile excavated spoils on site.
• Drill and install (10) 18” diameter x 16 ft. deep maximum, reinforced concrete piers. Stockpile all drilling spoils on site. No Off-hauling included.
• Install reinforced concrete footing as per detail 16/S1.2. CMU wall not included.
Pool House
Foundation Work
• Excavate for the installation of a new pool house foundation as per layout provided on sheet S2.5 and structural detail assigned. Stockpile excavated spoils on site.
• Drill and install (2) 18” diameter x 16 ft. deep maximum, reinforced concrete piers. Stockpile all drilling spoils on site. No Off-hauling included.
• Install new reinforced concrete perimeter and interior footings, perimeter stem walls plus isolated fireplace footing as per dimensions provided on drawings. Pipe piles or piers are not included for the pool house foundation.
• As per new pool house foundation/floor framing plan, install approx. 820 square ft. (square footage calculations based on “foundation plan” layout) of 5” thick reinforced concrete slab, with #4 @ 12” o.c., e.w. over 2” of clean sand, 10 mil vapor barrier and 4” of ¾” crushed gravel.
Foundation Re-leveling
Side
• Re-leveling the affected area (approx. 25 linear ft @ the North & East side of the existing library area) is included, however due to the settlement of the existing foundation and existing conditions the repairs may result in cracked foundations, uneven floor finishes as well as other irregularities. RWR is not including repair of same in this estimate.
• It may not be possible to re-level existing foundation within specified tolerances (½ of an inch maximum) due to existing conditions.
• If bottom of foundation is deeper than 2ft. below existing grade, RWR will charge additional cost for excavation.
Note: re-leveling and attaching the existing foundation to the new pipe piles (see inclusions mentioned above) is included. If structural engineer requires to excavate and install a reinforced concrete haunch under the affected areas there will be additional cost pending structural detail and recommendations.
Notes
• Elevations, secured batter boards, hubs and layout to be provided by General Contractor performing the remainder of the project.
• Pipe Pile installation refusal rate is ¼ to ½ inch depth (or less) per minute for a sustained 5 minute period.
Unit Pricing
• For additional 18” diameter pier lengths-add per linear ft.
• For 18” diameter pier depth deductions subtract per linear ft.
• Additional/deductive grouted pipe pile depth cost per foot, respectively.
Qualifications and Clarifications
• Job is bid as package unless agreement to otherwise
• Includes one mobilization only.
• Prices are subject to RWR obtaining adequate supply of rock, concrete, asphalt, PVC resins, PVC pipe, fittings at prices quoted at bid time and are good for 30 days.
• Proposal is based on working std 40 hours per week, 5 work days and mutually agreeable schedules.
• Progress payments every two weeks.
Note: This bid assumes RWR will be performing services as a Sub-contractor to a General Contractor. Bid assumes contract will utilize standard RWR contractual provisions. RWR reserves the right to accept or reject General Contractor’s contractual provisions.
Exclusions
• Cost of plans, permits, bonds, testing and inspections.
• Increased costs of excavation or drilling due to hard rock, caving or underground water. (Hard rock excavation is defined as material that requires the use of pneumatically or hydraulically operated hammers or rams to excavate). (Hard rock drilling is defined as a penetration rate slower than 1 ft. in 5 minutes).
• Driveway/garage apron or any additional flat work not mentioned above.
• Any work on utilities including buried pipes.
• Removal of soil from site.
• Landscaping/Hardscaping, CMU walls, concrete work as sidewalks, stairs or any other concrete work not mentioned above.
• Waterproofing and drainage.
• Grading, backfilling or re-compaction.
• Demolition hard or soft.
• Excavation of hazardous materials, underground tanks, or materials unacceptable at dumps.
• Surveying and Layout.
• Supply of embedments other than foundation bolts.
