Here’s the kind of detailed estimate you can rely on, to correct foundation problems and perform structural work, land stabilization, retaining walls, and garage additions.
This estimate is based on architectural drawings, civil drawings and structural drawings. The proposal is for the installation of a new reinforced concrete foundation per structural drawings as well as earth shoring system per structural drawings.
Scope of Work
Mobilization and Supervision
• Mobilize to jobsite. Demobilize.
• Supervision.
• Perform weekly cleanup.
Grubbing and clearing work area
• Grub and clear work site area of all vegetation (except trees and stumps) plus remove the cleared materials and strippings from site.
Existing house structure structural shoring
• Install combination of post, driven pipe pile and cribbing towers with temporary beams to support the existing house structure at elevation 140 as per plans. Installation of cribbing towers to be performed in conjunction with house foundation demolition operations and mass excavation for cribbing tower installation. Removal of cribbing towers once house is re-attached to new foundations (by others) is included.
House & Garage Foundation Demolition for New foundation Installation
• Demolish and remove from site the existing house foundation including the existing house chimney, concrete walkways, concrete stairs, existing garage foundation, existing garage structure & wooden deck, plus scrape existing driveway AC. Includes demolition of all visible concrete foundations for the installation of the new foundations shown on structural drawings. All soft demolition to be provided by GC. See requested broken-down prices provided on sheet one.
• Off-haul all demolished debris from site.
Tieback & shotcrete shoring installation
• Drill and install (116) at 60 kips (design capacity) 1” diameter double corrosion-protected 150 ksi diameter tieback bars in 6” diameter drilled shafts extending into soil as per plans (Includes bonded and un-bonded lengths). Off-haul drilling spoils from site.
Note: tiebacks are included at different embedment depths and with bonded and un-bonded lengths accordingly as shown on detail 1/S3.0. For the house, tiebacks at elevation 118’ = 39 ft. total embedment, @ elevation 124’ = 44 ft. total embedment & @ elevation 130’ = 49 ft. total embedment & @ elevation 136 (where applies) = 54 ft. total embedment. The same bonded un-bonded equation applies for the new car elevator area east, north and south sides @ elevations; 139’ 145’ 151’ & 157. An allowance for the installation of a total of 5107 total linear ft. of bonded and un-bonded lengths is included in this estimate.
• Install in sequence a 3” thick layer of reinforced concrete shotcrete in 5 ft. lifts for earth shoring purposes and interlock with a rebar whaler grid system installing a standard nut and 6”x6” washer to lock the temporary earth retention system as excavation proceeds downward.
Mass house foundation & car elevator excavation
• Excavate to new house foundation & sub-grades per elevations shown on drawings. No import is included in this estimate. All native spoils are assumed acceptable to be used for re-compaction.
• Off-haul excess soils from site.
Pier installation
• Drill and install (61) 18” diameter x 20 ft. deep maximum reinforced concrete piers. An allowance of 1220 linear ft. of reinforced concrete piers is included.
• Off-haul excess soils from site.
Backfill and re-compaction operations
• As job progresses and coordinating the installation of the new house retaining wall plus site plan driveway wall sequence with General Contractor, re-use approx. 450 cubic yards of native soil for backfilling and re-compaction behind the new retaining walls mentioned above to create the new auto court area. Includes cutting a maximum of 4 ft. wide x 12” stepped base footings into the native slopes as standard procedure prior to commence re-compaction operations. All excavated spoils generated from “stepped benching to be re-compacted as well.
• Off-haul excess soils from site. See notes below.
Notes:
1. An estimated approx. 1950 cubic yards of dirt will be extracted from the original existing grades to achieve the new slab sub-grades, excavation for the new house & car elevator foundation. At the same time a rough calculation for the re-compaction requirements is approx. 450 cubic yards of the native soil, an excess of approx. 1500 cubic yards of dirt to be off-hauled from site.
2. The excavation price provided includes the off-haul of 1500 cubic yards from site and includes excavation, loading, transportation and dump fees. No deducts
House S2.1, S2.2 & 2.3 & new carport S2.4 foundation + site walls S2.6 concrete work
• For the new garage foundation level per sheet S2.4, install new 5” thick reinforced concrete slab over a new 24” thick x 5 ft. wide perimeter footing foundation per 1/S3.0 retaining/concrete walls.
• For the new third level, floor foundation level, and as per sheet S2.3, install new 5” thick reinforced concrete slab over a new 24” thick x 5 ft. wide perimeter footing foundation per 1/S3.0 retaining/concrete walls. Omit installation of mud/storage room at this level as shown on structural sheet S2.3.
• For the new level two, floor second level, and as per sheet S2.2, continue east side walls up to elevation 140’ plus install new mud/storage room 18” thick mass footing and perimeter walls.
• For the new main house level and as per sheet S2.1, install shown 10” thick elevated slab at new mud/storage room + storage foundation.
• Includes the installation of a new site walls per layout and height retained on sheet S2.6.
• Clean up construction debris from site.
Alternate #1 Erosion Control
• Per indications on C-500
Alternate #2 Utility lines
• A multiline trench approx. 120 ft. long x 36” deep x 18” wide backfilled with 18” of fill sand and 18” of native soil.
• A single service line trench approx. 120 linear ft. long x of 24” wide x 18” deep. Backfill trench with 8” of sand and re-compacted native soil to cap the rest of the trench.
Alternate #3 Earth work area winterization
• Install 6 mil plastic with sand bags over it for temporary winterization as needed.
Alternate #4 Concrete Driveway (optional)
• Install a new 5” thick structural concrete driveway slab on grade for driveway (2905 sq. ft. allowance) area.
Alternate #5 Stump removal
• Remove native sumps from site (up to 36” in diameter)
Notes
• Existing structures protection, adjacent structures protection, elevations, layout and secured batter boards as well as elevation story poles to be provided and confirmed by General Contractor prior to concrete installation.
• Trees to be removed (by others) are assumed to be removed prior to mobilization and brake-ground day.
• Waterproofing and drainage membranes are to be provided and installed by others (please see limited backfill and re-compaction scope above).
• Elevations, provide of elevation story pole, layout providing, checking & confirmation of and secured batter boards to be provided by General Contractor performing the remainder of the project.
• Native soils are assumed acceptable to be used for backfill and re-compaction where needed. Import of engineered fill or any other type of import for re-compaction materials (if needed) is not included in this estimate.
• All walls are assumed Shotcrete installation approved for cost savings. If board formed walls are selected see additional cost and add it to preliminary pricing at each alternate.
• New auto court sub-grades re-compaction operations assumed benching into exiting grades by a standard 12” deep x maximum 4 ft. wide benches. No additional excavations or re-compaction of un-acceptable existing sub-grades is assumed at this point. In an event the project soils engineer requires to over excavate existing grades and backfill and re-compact the driveway area with native soils down to acceptable bearing native materials to receive the new re-compaction operations included in our preliminary proposal additional cost will apply.
Qualifications and Clarifications

• Itemized provided pricing is shown as reference and per request of the GC. Itemized prices are not self-supporting.
• Includes one mobilization only.
• Prices are subject to adequate supply of rock, concrete, asphalt, PVC resins, PVC pipe, fittings at prices quoted at bid time and are good for 30 days.
• Proposal is based on working std 40 hours per week, 5 work days and mutually agreeable schedules.
• Progress payments every two weeks. No retention.
Exclusions
• Cost of plans, shop drawings, permits, bonds, testing and inspections.
• Increased costs of excavation or drilling due to hard rock, caving or underground water. (Hard rock excavation is defined as material that requires the use of pneumatically or hydraulically operated hammers or rams to excavate). (Hard rock drilling is defined as a penetration rate slower than 1 ft. in 5 minutes).
• Tree removal, stump removal
• Site drainage.
• Erosion control and winterization.
• Demolition or removal of buried or unknown concrete or other structures (e.g. deep footings, massive footings, buried concrete walls etc.) beyond reasonable (12” below grades x thicknesses above grades) assumed existence of at the time this proposal was being put together.
• Mock ups.
• Driveway resurface, driveway related walls (not outlined on structural drawings), or new auto court installation, concrete stairs, walkways, or any other concrete work not outlined on the current structural drawings or included in our scope of work.
• Metal I-beams/metal work, welding related or any related not mentioned above.
• Precast concrete, integral color slabs or other concrete work not outlined in our scope of work.
• Street sidewalk, street entry driveway, street-curb concrete work or driveway asphalt work.
• Tanks (provided and installed by plumbing contractor), house downspouts or any other plumbing work not related to scope of work outlined above.
• Drainage, waterproofing membranes, water stop plus perimeter edge drains/aqua drains for all new concrete walls.
• Plumbing work, zurn drains, plumbing lines, sump/ejector pit installation or any other work not mentioned in our quote.
• Provide or install of shrink/leveling grout.
• Soil injection/Soil grouting.
• Excavation of hazardous materials, underground tanks, or materials unacceptable at dumps.
• Additional cost due to utility obstructions including any additional work on underground utilities or buried pipes.
• Supply of embedments for concrete work other than foundation “J” bolts.
