This estimate is based on architectural drawings and structural drawings. The estimate is for the installation of new concrete foundation work and piers as shown on structural drawings. 

The price includes all labor and material to complete the work as per the itemized Scope of Work below.

Scope of Work
Basement/Foundation Plan
• Mobilize to jobsite & supervision.
• Demolish the existing concrete foundation as shown on drawings. Remove demolished foundation debris from site.
• Excavate for the installation of the new basement level footings, walls and tie beams as shown on plans. Includes the excavation of (5) pier haunches per detail 14/S2.1. Off-haul excavated spoils from site.
• Drill and install a total (11) 16” diameter x 8 ft. deep plus (20) 16” diameter x 6 ft. deep reinforced concrete piers with rebar cage configuration shown on structural detail 14/S2.1.
• Install new reinforced concrete foundation per layout and structural details shown on foundation sheet S2.1.
• Clean-up and remove construction debris from site.

Alternate #1 – Drainage and Waterproofing
• Install Paraseal waterproofing membranes over Miradrain 6000 drainage panels against the earth cuts at the new perimeter basement retaining walls (grid lines A, E, C, D & 4.5). Terminate both membranes at the bottom of footing level into a new AquaDrain 15X/Edge drain. connect edge drain @ three locations into a continuous buried 4” dia. SDR-35 tite line. Outlet tite line into a small 2 ft. x 2 ft. x 2 ft. drainage/dissipater approx. 20 ft. downhill from the back of house. Final outlet location TBD.
Alternate #2 – Xypex additive
• Add Xypex waterproofing additive to the new structural retaining walls and structural slab concrete mix at the batch plant by concrete supplier.
Qualifications and Clarifications
• Job is bid as package.
• Includes one mobilization only.
• Elevations and layout to be provided by general contractor performing the reminder of the project. Contractor will assist general contractors with layout and elevations.
• Proposal is based on working std 40 hours per week, 5 work days and mutually agreeable schedules.
• Progress payments every two weeks. No retention.

Note: This bid assumes contractor will be performing services as a Sub-contractor to a General Contractor. Bid assumes contract will utilize standard contractual provisions. It reserves the right to accept or reject General Contractor’s contractual provisions.

Exclusions
• Cost of plans, permits, bonds, testing and inspections.
• Increased costs of excavation or drilling due to hard rock, tree roots, caving conditions, underground water. (Hard rock excavation is defined as material that requires the use of pneumatically, hydraulically or 35 pound and over electrically operated hammers or rams to excavate.) (Hard rock drilling is defined as a penetration rate slower than 1 ft. in 5 minutes.)
• Earth shoring/structural shoring operations.
• Erosion control or site winterization.
• Excavation of hazardous materials, underground tanks, or materials unacceptable at dumps.
• Architectural concrete or type of special concrete finish product (e.g. board form, color concrete, sealers, etching, etc.).
• Any work on utilities including buried pipes.
• Soil grouting, injection or permeation.
• Concrete work other than basement foundation work shown on S2.1.
• Foundation embedments other than foundation “J” bolts.
