Revised Estimate for Landscaping Concrete Installation:
This revised estimate is based on architectural plans, structural drawings. The revised bid is for the installation of new structural landscaping concrete work as shown on drawings.
Our price includes all labor and material to complete the job as per the itemized “Scope of Work” below.
Scope of Work
Revised Landscaping Concrete Work per S2.5 dated 11/27/13
• Mobilize to jobsite. Demobilize.
• Supervision. Perform weekly cleanup.
• Demolish and remove from site (1) existing concrete wall located at the rear of the property.
• Grubb and clear work area of native plants and roots for the installation of the new concrete work. Remove debris from site.
• Excavate for the new landscaping reinforced concrete foundations per structural details and layout shown on sheet S2.5. An allowance of 50 trucked cubic yards of native soil is included in our estimate. Off-haul additional cost (if needed) add- $64.00 per trucked cubic yard off-hauled.
• Install new landscaping reinforced concrete foundations per structural details and layout shown on sheet S2.5. Concrete work not outlined on sheet S2.5 is not included except for landscaping sub-slabs for landscaping brick/stone pavers work (by others). Note: New foundation grade beams and stem walls have been bid to comply with information provided on structural drawings. Special Board forms are included for the installation of the new exposed landscaping concrete walls. New water feature and fire pit feature structures are not included in this estimate (see separate pricing provided below for these two structures). Concrete pavers and concrete steps include an allowance of $30.00 per cubic yard for color concrete.
• Backfill in compacted lifts with native soils to achieve new sub-grade elevations.
• Install drainage pockets for structural details 1/S3.6, 5/S3.6, 1/S3.7, 5/S3.7 & 7/S3.7 as well as Paraseal waterproofing membranes over Miradrain 6000 drainage membranes terminating into a new 1” x 12” tall EdgeDrain as per details 2/S3.6. All foundation sub-drains to be collected and outlet via 4” diameter SDR-35 tite lines terminating west of grid line 3. Final outlet by others.
• Clean-up and remove RWR related construction debris from site.
Alt #1- Garage Installation per S2.0 dated 11/20/13
• Excavate for and install a new reinforced concrete garage per S2.0 dated 9/18/13.
• Includes excavation and installation of a 2” thick layer of fill sand over 15 mil Stego-Wrap vapor barrier over a 4” thick layer of ¾ crushed drain rock for the new garage slab sub-grade as shown on detail 1/A8.11.
Alt #2 – Water future
• Excavate for and install a new water feature structure as per layout on L1.2 dated 2/12/14 and structural detail by Strandberg Engineering (not dated). Includes stripping forms and hard troweled smooth finish on exterior/exposed walls plus $30.00 per cubic yard for color allowance.
Alt #3 – Fire Pit future
• Excavate for and install a new fire-pit structure as per layout on L1.2 dated 2/12/14 and structural detail by Strandberg Engineering (not dated). Includes stripping forms and hard troweled smooth finish on exterior/exposed walls plus $30.00 per cubic yard for color allowance. Alt #4 – Front planter footing
• Excavate for and install a new “U shape” reinforced concrete footing for the extension of the existing planter by the main street entrance as shown on L1.1
Alt #5 – Stainless steel ties
• Up-grade to stainless steel ties for the exterior exposed landscaping walls included in our main proposal, in lieu of standard galvanized snap ties.
Note: small recessed snap-ties noted on concrete spec list does not match pictures sent via email to RWR (no snap tie filled in/plugs are shown on walls). Based on manufacturers recommendations for board formed walls, to show a continuous straight line and small “bleeding veins” between the boards (rough sawn/tight fit) a snap tie is always recommended.
Alt #6 – WP & Drainage @ New Garage (Revised)
• Excavate for and install a new garage perimeter foundation sub-surface drainage “pocket” as shown on details 4&6/A8.11. Substitute rock pocket for EdgeDrain 9000 StripDrain along grid line 2 property line. Outlet/connect into the closest house perimeter drainage line.
• Install Miradrain 6000 drainage boards over Paraseal waterproofing membrane below grade at new garage stem walls and terminate at perimeter drainage pockets outlined above.
Notes
• The bottom of the existing neighbor’s foundations on north and south sides of the property are assumed to be at the same depth required for the installation of the new concrete work. If sequential installation, underpinning of neighbor’s foundation or earth shoring is necessary, it is not included in this estimate and it will generate additional cost.
• The removal/off-hauling of excavated native spoils from site is limited to the allowance provided in our Scope of Work.
• Elevations, batter boards and layout to be provided by General Contractor. RWR will assist General Contractor is performing layout.
• Job is bid as package and includes one mobilization only.
• Progress payments every two weeks. No retention.
Exclusions
• Cost of plans, permits, bonds, testing and inspections.
• Increased costs of excavation or drilling due to hard rock, tree roots, caving conditions, underground water. (Hard rock excavation is defined as material that requires the use of pneumatically, hydraulically or 35 pound and over electrically operated hammers or rams to excavate.) (Hard rock drilling is defined as a penetration rate slower than 1 ft. in 5 minutes.)
• Excavation of hazardous materials, underground tanks, or materials unacceptable at dumps.
• Earth shoring, underpinning or sequential installation.
• Tree work, tree service or any additional work generated by existing trees of tree roots.
• Soft demolition or removal.
• Sidewalk, curb, street or AC work.
• Any work on utilities including buried pipes.
• Erosion control or site winterization.
• Landscaping pavers, rock work.
