Preliminary Estimate for Pier + House Perimeter & Interior Grade Beams
This preliminary estimate is based on engineer’s plans. The bid consists of installing a new reinforced connecting concrete grade beam on piers.
Our price includes all labor and material to complete the job as per the itemized “Scope of Work” below.
Scope of Work
House Foundation
• Mobilize to jobsite. Demobilize.
• Supervision. Perform weekly cleanup.
• Install a temporary chute for the removal of the drilling and excavation spoils from site. Remove chute when job is completed.
• Install combination of post, driven pipe pile and crib towers with temporary beams to temporarily support the East View street side of the main house prior to the drilling commencing.
• Remove shoring system after house is re-supported on new walls (by others).
Note: house perimeter framing, new mud-sill plates, hardware, shear walls or any carpentry work to reattach the existing and new framing to the new foundation to be performed by others. Existing siding of the house will be cut at sections where structural shoring is planned to be installed and RWR is not including any repairs or replacement.
• Drill and install (4) 24” diameter x 30 ft deep reinforced concrete piers with (8) #8 vertical reinforcement and #3 ties @ 6” on center. Off-haul drilling spoils from site.
• Excavate for and install a new reinforced concrete grade beam approx. 2 ft. tall x 12” wide to tie all the piers and create an exterior perimeter foundation for the exterior of the house, continue with the same type of grade beam at two locations in the interior of the house to tie (2) isolated concrete pier supports to the new foundation via reinforced concrete grade beam and epoxy dowels.
• Clean up site and remove RWR construction debris from site.
Drilling Allowance
• The allowance for the pier drilling is X days and is included in this estimate. Additional cost for the drilling beyond the allowance is at a rate of established per hr. No deducts.
Qualifications and Clarifications
• Job is bid as package unless agreement to otherwise
• Includes one mobilization only.
• Prices are subject to RWR obtaining adequate supply of rock, concrete, asphalt, PVC resins, PVC pipe, fittings at prices quoted at bid time and are good for 30 days.
• Proposal is based on working std 40 hours per week, 5 work days and mutually agreeable schedules.
• Elevations and layout to be provided by General Contractor performing the remainder of the project.
• Standard RWR drilling conditions.
• Installation of structural shoring is included, due to the existing conditions it may result in cracked walls, cracked floors as well as other cosmetic damages on walls or floors like hair line cracks and so on. RWR is not including repair of same in this estimate.
Note: This bid assumes RWR will be performing services as a Sub-contractor to a General Contractor. Bid assumes contract will utilize standard RWR contractual provisions. RWR reserves the right to accept or reject General Contractor’s contractual provisions.
Exclusions
• Cost of plans, permits, bonds, testing and inspections.
• Increased costs of excavation or drilling due to hard rock, caving or underground water. (Hard rock excavation is defined as material that requires the use of pneumatically or hydraulically operated hammers or rams to excavate.) (Hard rock drilling is defined as a penetration rate slower than 1 ft. in 5 minutes.)
• Demolition hard or soft other than necessary for temporary structural shoring installation.
• Any work on utilities including buried pipes.
• Waterproofing and drainage.
• Earth shoring.
• Erosion control.
• Winterization.
• Excavation of hazardous materials, underground tanks, or materials unacceptable at dumps.
• Architectural concrete or type of special concrete finish product.
• Surveying and Layout.
• Supply of embedments other than foundation bolts.
