This is a preliminary estimate based on assumptions made and a site visit. This is a preliminary price without the benefit of geotechnical recommendations or plans by a structural engineer. The price is contingent on receipt of geotechnical recommendations and final plans for construction by a structural engineer. The proposal consists of demo, drilling, excavation, concrete piers with haunches and grade beam. Our price includes all labor and material to complete the job as per the itemized “Scope of Work” below.

Scope of Work

Phase I (Outside Perimeter Only)

Mobilize and Demo
• Mobilize to jobsite with portable drilling equipment and other necessary equipment to complete work.
• Supervision.
• Demobilize

Drilling
• Drill a maximum of twelve (12) 18 inch holes a maximum of 20 ft deep per plans and specifications.
• See drilling conditions and exclusions. Final depths to be determined by soils engineer.
• Note: No soils report.
• Place cage in hole and install concrete in hole per plans.
• Off haul drilling spoils.

Concrete
• Excavate for twelve (12) new haunches per plans and specifications.
• Drill and install with epoxy #3 dowels @ 12 in o.c. top and bottom per plans
• Install new concrete reinforced haunches per plans and specifications
• Install exterior grade beams per plans and specifications.

Phase II (Interior Repairs)
Drilling
• Drill a maximum of six (6) 18 inch holes a maximum of 20 ft deep per plans and specifications.
• See drilling conditions and exclusions. Final depths to be determined by soils engineer.
• Note: No soils report.
• Place cage in hole and install concrete in hole per plans.
• Off haul drilling spoils.

Concrete
• Install interior grade beams per plans and specifications.
• Install new interior wall at garage/house intersect

General Repair
• Perform necessary repairs framing, floor and rock as necessary

Phase III (Driveway Wall)
Tiebacks
• Install five (5) tiebacks a minimum of 20 ft deep per plans and specifications.
• See drilling conditions and exclusions. Final depths to be determined by soils engineer.
• Note: No soils report.
• Install Steel whaler to lock existing wall off with tiebacks.
Qualifications and Clarifications
• Job is bid as package unless agreement to otherwise.
• Itemized prices are provided for illustrative purposes only and are not self supporting.
• Includes one mobilization only.
• Prices are subject to adequate supply of rock, concrete, asphalt, PVC resins, PVC pipe, fittings at prices quoted at bid time and are good for 30 days.
• Proposal is based on working std 40 hours per week, 5 work days and mutually agreeable schedules.
• Progress payments every two weeks.
• Price is preliminary and is subject to final drawings for construction.

Exclusions
• Cost of plans, permits, bonds, testing and inspections.
• Any additional work as a result of utilities including buried pipes or irrigation pipes unless noted.
• Increased costs of excavation or drilling due to hard rock, caving or underground water. (Hard rock excavation is defined as material that requires the use of pneumatically or hydraulically operated hammers or rams to excavate.) (Hard rock drilling is defined as a penetration rate slower than 1 ft. in 5 minutes).
• Erosion control or winterization.
• Supply of embedments or holdowns other than foundation J bolts.
• Brackets, metal straps or posts
• Excavation of hazardous materials, underground tanks, or materials unacceptable at dumps.
• Survey of property lines
• Landscaping, irrigation or replacement
• Excludes electrical and plumbing including UFR
• Drainage and waterproofing
• Leveling of existing building
