This estimate is based on architectural drawings and structural drawings and Architectural Engineering. This bid is for performing selective hard demolition, excavation and installation of new house addition reinforced concrete foundation work. Our price includes all labor and material to complete the work as per the itemized Scope of Work below.

Scope of Work
Foundation Work
Excavation
• Excavate for the installation of the new house foundation as per plans. All excavated spoils to stay on site and to be re-compacted at the existing rear yard (see additional cost provided for this task below). This price does not include any off-hauling charges for the excavation related generated spoils and the price is contingent upon the acceptance of the re-compaction portion of our proposal due to the construction sequence necessary to perform both jobs at the same time. All drainage work and other future trenching work (to be performed by others) at the rear yard area must be completed (by others) prior to commencing of operations if drainage contractor wishes to minimize his excavations scope of work.
Concrete/Hard Demolition
• Perform existing slab and selective house foundation demolition for the installation of the new foundation addition. Off-haul demolition debris from site.
Demolition exclusions: Driveway demolition, permits, retention, hazardous materials abatement, utility safe-offs, grading and backfilling (see additional cost provided).
Structural Shoring
• Install combination of post, driven pipe pile and crib towers with temporary beams to support main floor of house from line D thru E. Remove shoring system after house is re-supported on new perimeter and interior foundations (by others).
Shoring exclusions: Soft demolition or any shoring preparation other than removal of existing concrete slab (see cost provided above) for the installation of shoring towers (all preparation work to be provided by general contractor except as noted above.

New Concrete Foundation Installation per S.2
• Mobilize to jobsite. Demobilize.
• Supervision.
• Perform weekly cleanup.
• For the new house foundation, install new concrete foundation as per structural details and layout on sheet S.2.
• Install a new 4” thick reinforced concrete slab on grade over 15 mil Stego-Wrap vapor barrier and 6” of ¾” crushed gravel as per plans. Includes (2) under-slab drains below the slab per C1 & C2. Final outlet by others.
• Clean up debris and form materials from site.

Re-grading and Re-compaction of Rear Yard Area
• Scarify rear yard/patio area and remove (approx 2 to 3 inches) the existing grass on the existing rear yard area. Off-haul debris from site.
• Install all excavated spoils in 8” compacted lifts at the rear yard with the intention to level off the area as much as is possible per owners request. All native soils generated from construction excavations to be left on site re-compacted at the rear yard. No import-No off-haul is included.
Repairs @ Existing Foundations
• Saw-cut, remove and replace (5) sections of the existing house concrete foundation approx 6 ft in length x 2 ft tall x 12” thick. Includes saw-cutting both sides of the existing foundation, demolishing the mentioned sections and off-hauling of the demolition debris from site, excavate as needed to install new foundations based on parameters mentioned above (no structural instructions are available at the moment) and replace with new standard reinforced concrete grade beam tied to both sides via epoxy dowels (4 on each side). Existing mud sill plates to stay in place, no carpentry work is included in this price. It includes the installation of (2) new “J” bolts to attach the existing plates to the new grade beams (standard). Additional carpentry work to be charged separately if needed.

Notes:
• Elevations and layout to be provided by General Contractor or surveyor (hired by homeowner) performing the remainder of the project.
• All existing utility lines, heating ducts, electrical wiring, etc. must be removed from the underside of the basement level joists, (by others) prior to the installation of the shoring towers and the commencing of the demolition.
• All soft demolition to be provided by General Contractor.
• Access to rear yard thru existing driveway and side gate (wooden gate to be removed as well as driveway wooden structure for trucking access to the area in front of the (E) garage.
Qualifications and Clarifications
• Job is bid as package unless agreement to otherwise
• Includes one mobilization only.
• Prices are subject to adequate supply of rock, concrete, asphalt, PVC resins, PVC pipe, fittings at prices quoted at bid time and are good for 30 days.
• Proposal is based on working std 40 hours per week, 5 work days and mutually agreeable schedules.
• Progress payments every two weeks.
• Itemized prices are for reference purposes only and are not self supporting.
Exclusions
• Cost of plans, permits, bonds, testing and inspections.
• Increased costs of excavation or drilling due to hard rock, caving or underground water. (Hard rock excavation is defined as material that requires the use of pneumatically or hydraulically operated hammers or rams to excavate). (Hard rock drilling is defined as a penetration rate slower than 1 ft. in 5 minutes).
• Drainage or waterproofing work other than mentioned above.
• Excavations over the minimum parameter provided on drawings.
• Demolition of existing slabs over 4” thick or existing foundations over 12” deep.
• Driveway demolition or any other type of demolition not mentioned in our scope of work.
• Additional cost due to utility obstructions including any additional work on utilities or buried pipes.
• Landscaping work or any additional retaining walls, walkways, patios, tie steps or other concrete work not mentioned in our scope of work.
• Excavation of hazardous materials, underground tanks, or materials unacceptable at dumps.
• Architectural concrete or type of special concrete finish product.
• Supply of embedments other than foundation “J” bolts.
